About The Position

It is necessary to keep every property in its proper health and state. The Cleaning Specialist will work closely with the Regional manager to clean common areas in a timely manner to meet the Diamond Property Management standards.

Requirements

  • Related skills and experience in cleaning and housekeeping.
  • Constant need (66% to 100% of the time) to be on feet.
  • Constant need (66% to 100% of the time) to Bend/Stoop/Squat/Kneel to perform routine cleaning, repairs, and pick up tools/equipment.
  • Climb Stairs as needed to clean common areas and make readies.
  • Push or Pull to move cleaning equipment and to complete general cleaning practices.
  • Reach Above Shoulder to perform cleaning.
  • Grasp/Grip/Turning to handle tools and equipment.
  • Finger Dexterity to handle tools and equipment.
  • Constant need (66% to 100% of the time) to write to complete logs necessary to document accomplishments.
  • Constant need (66% to 100% of the time) for Lifting/carrying (supplies, replacement parts, equipment, etc.): Over 75 lbs. Occasional need (1% to 33% of the time) 25 - 75 lbs. Constant need (66% to 100% of the time) 1 - 25 lbs.
  • Constant need (66% to 100% of the time) to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instruction from staff and residents.
  • Constant need to see small details when performing routine cleaning duties.
  • Frequent need (33% to 60% of the time) to see things clearly beyond arm's reach (oversee assistants, observe problems throughout the property).
  • Constant need (66% to 100% of the time) to communicate with assistants, office staff, vendors and residents.
  • Must use listening skills to diagnose needed cleaning, etc.
  • Constant need (66% to 100% of the time) to verbally communicate with maintenance, office staff, vendors and residents.
  • Frequent need (33% to 66% of the time) to utilize personal transportation to pick up replacement parts and supplies from vendors, to travel between multiple Diamond Property Management properties, and to help assist in the pickup and delivery of supplies needed at the property.
  • Must have valid driver's license and automobile insurance coverage.
  • MODERATE Reasoning Development: Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Needs ability to think rationally beyond a specific set of instructions.

Responsibilities

  • Complete unit cleanings in a timely & effective manner at direction of manager.
  • Complete cleaning of all common area spaces at complexes.
  • Perform general property cleanings for overall upkeep, including laundry room and office.
  • Adhere to both weekly and monthly cleaning schedules on the property.
  • Monitor cleaning supplies and report to the Manager when ordering is needed.
  • Additional duties may be assigned to ensure that the property is properly maintained.
