About The Position

We are looking for a Civil Engineering Project Manager – Land Development & Residential Communities to become a valued member of our Neighborhood Development team who are growing our portfolio of some of the most recognized neighborhoods in Pennsylvania. You will play an important role in helping us make our mark by setting a new standard for how our country looks and people live, making them feel special by creating homes and neighborhoods with character that they will truly love. This is position for someone who is currently managing projects and is ready to broaden their experience and responsibility in a fast paced and highly focused team – it is not an early-career opportunity.

Requirements

  • Minimum of 7 years of real estate development experience.
  • Strong knowledge regarding land use regulations and zoning, land development, and site design and grading.
  • Experience both managing site improvements on plans and on site.
  • Effectively and regularly providing reporting and in person updates regarding actual versus planned results.
  • Competency in technology used within the industry to design and schedule projects.
  • Exceptional communication skills which include listening generously (understanding people’s words, context, tone and intent) and being structured in your messaging (organizing your thoughts for greater impact and speaking and writing clearly).
  • Ability to manage projects (planning, organizing, and executing initiatives by coordinating resources, managing risks, and ensuring projects are delivered on time, on budget and according to plan).
  • Ability to identify problems (recognizing issues and clearly communicating the problem).
  • Ability to analyze information (recognizing trends and how they influence decisions).
  • Ability to set priorities (organizing tasks by urgency and importance).
  • Ability to use time wisely (managing deadlines without sacrificing quality).

Responsibilities

  • Manage neighborhood predevelopment activities: work with internal teams and outside consultants to iterate creating neighborhoods from idea to finished development plans, budgets, and schedules; evaluating site opportunities and constraints during due diligence; reviewing local land use regulations and codes;
  • Obtain approvals and permits: build and maintain strong relationships with municipal staff, utility providers, trade partners, and other third parties involved in the work; attend and present at public and neighborhood meetings; effectively manage
  • Create and maintain Neighborhood Association organization and documents: with internal teams and outside consultants work across draft, record, amend and maintain all required associaiotn documents; be an internal resource for association creation
  • Manage development financial security and recorded documents: including construction cost opinions, posting of security, recording of land development plans, security reductions, dedication, and neighborhood close out.
  • Manage Site Construction: oversee all sitework planning and execution, - including maintaining contractual relationships with site development contractors and subcontractors to ensure performance; managing permitting and inspections; and resolving any construction issues as they arise.
  • Manage Neighborhood Appearance: ensure the neighborhoods – both during and after site construction - present a clean, visually appealing, and safe environment for all who visit; maintain improvements prior to dedication.
