About The Position

To maintain the integrity of all building systems, operate the building in an efficient manner, and perform a variety of tenant services. This role is responsible for the efficient operation, maintenance and repair of all building systems, including HVAC, water treatment program, electrical, lighting, plumbing, energy management, fire protection, structural, hardware and keying. The Chief Building Engineer installs, fabricates, constructs, troubleshoots, and repairs complex mechanical and electrical equipment with minimal or no support and supervision. They receive work assignments, plan work, obtain necessary tools, equipment and materials, and complete assignments and paperwork in a timely manner. This position requires a thorough knowledge of equipment being serviced and employs service procedures and techniques indicative of first-class work, following inspection and service procedures outlined in the preventive maintenance and loss control programs. The role also involves knowledge of safe and efficient operation of all equipment, power and hand tools, and responsibility for the care of assigned equipment, tools, and uniforms. Maintaining a clean, organized, and safe shop, equipment rooms, and common areas is essential. The Chief Building Engineer must follow operational and safety procedures, assist in the technical training of less qualified personnel, and inspect all areas of the building(s) to report deficiencies and suggest improvements. They will also assist in monitoring contractors, inspecting work, and generating deficiency lists. Availability for various shifts, occasional extended hours, nights, weekends, and holidays is required for adequate building coverage and necessary repairs, including responding to after-hours emergencies such as fire, flooding, severe weather, and power outages. The role demands a positive appearance and attitude, exemplary tenant relations, team spirit, and respect for others. Pursuing employee development objectives recommended by management is also a key aspect of the position, along with providing technical support to other engineers.

Requirements

  • Comprehensive training and certification in HVAC or Operating Engineering Technologies and/or equivalent job related training and experience
  • Licenses(s) for applicable jurisdiction and equipment: DC Properties – DC 3rd Class Steam Engineer’s License, Maryland Properties- 1st Grade Stationary Engineer’s License, Virginia Properties – NIULPE 1st Class Engineer’s Certificate/VA Masters License
  • SMT certification or enrollment in program
  • Universal CFC certification required
  • Minimum of 10 years of field experience
  • Continuing education in field
  • Comprehensive skills for solving technical programs
  • Ability to work independently with limited supervision
  • Strong computer skills necessary to operate and diagnose problem associated with Building Automation Systems
  • Advanced knowledge of OSHA, NEC and NFC codes and regulations
  • Regularly required to stand, walk, reach and use arms to perform tasks
  • Regularly required to talk and hear and occasionally required to taste and smell
  • Frequently required to sit, stoop, crouch, kneel, crawl, balance and climb stairs and ladders
  • Regularly required to lift and/or move up to 20 lbs., and occasionally required to lift/move 50+ lbs.
  • Specific vision abilities include close vision, distance vision, color vision and depth perception

Responsibilities

  • Demonstrates a through knowledge of equipment being serviced and employs service procedures and techniques indicative of first class work. Follows inspection and service procedures outlined in the preventive maintenance and loss control programs.
  • Possesses knowledge of safe and efficient operation of all equipment, power and hand tools. Responsible for the care of assigned equipment tools and uniforms.
  • Responsible for keeping the shop, equipment rooms and common areas clean, organized and safe.
  • Follows operational and safety procedures.
  • Assists in the technical training and upgrading of skills of less qualified personnel.
  • Inspects all areas of the building(s) and report deficiencies as well as suggestions for improvement.
  • Assist in the monitoring of contractors, inspection of work and generating deficiency list.
  • Available for various shifts and to occasionally work extended hours, nights, weekends and holiday to ensure adequate building coverage and perform necessary repairs. Responds to after hours emergencies such as fire, flooding, severe weather (e.g. snow and ice removal) power outages and other situations including clean-up activities, if other contracted personnel are not available.
  • Projects a positive appearance and attitude at all times. Demonstrate exemplary tenant relations, team spirit and respect of others.
  • Pursues employee development objective recommended by the Operation Manager, Property Manager and/or Director of Engineering.
  • Provide technical support to the Lead Engineer, Building and Maintenance Engineers.
  • Assist the Operations Manager in the monitoring and implementation of OSHA requirements for the property.
  • Assist the Operations Manager in the effective execution of the loss control, preventive maintenance and service call programs.
  • Perform other duties as assigned.
