About The Position

Nolan Living is a vertically-integrated real estate investment and management firm seeking an experienced, highly accountable Capital Project Manager to lead capital improvement and renovation projects across its Midwest portfolio. This role involves managing the full project lifecycle from planning and budgeting through execution, turnover, and financial closeout. The ideal candidate will serve as the owner-side project lead, partnering with various internal teams and external contractors, anticipating risks, developing scopes, and ensuring clear communication while minimizing disruption to occupied communities. The position focuses on improving cost, quality, durability, and resident experience.

Requirements

  • 5+ years of progressively responsible project management experience; owner-side, multifamily, renovation, or occupied-environment experience is strongly preferred.
  • Demonstrated experience managing multiple projects, contractors, budgets, schedules, and competing priorities across more than one site.
  • Strong working knowledge of construction sequencing, scopes, plans and specifications, estimating, contracts, change management, quality control, and closeout.
  • A track record of independently identifying risks, solving problems, and moving work forward without waiting for step-by-step direction.
  • Excellent written and verbal communication skills, sound judgment, strong meeting leadership, and the ability to build productive relationships at every level.
  • High attention to detail and disciplined follow-through, paired with the ability to prioritize the issues that matter most to project and asset outcomes.
  • Comfort with project-management, accounting, reporting, and Microsoft Office tools.
  • Valid driver's license and ability to meet the position's regional travel requirements.

Nice To Haves

  • Experience with Yardi CM or similar construction-management platforms is a plus.
  • Bachelor's degree in construction management, engineering, architecture, business, or a related field preferred; equivalent relevant experience will be considered.

Responsibilities

  • Manage the full project lifecycle for assigned capital projects, including site assessment, budgeting, scope development, procurement, contracting, scheduling, construction oversight, turnover, and closeout.
  • Develop thorough scopes of work, bid packages, and bid comparisons.
  • Build and maintain realistic project budgets and schedules; monitor commitments, invoices, forecasts, contingencies, and variances.
  • Lead contractor selection, contract coordination, preconstruction meetings, progress meetings, site walks, punch lists, and final acceptance.
  • Anticipate scope, schedule, logistics, safety, permitting, resident-impact, and operational risks; raise concerns early and bring forward practical solutions.
  • Coordinate work in occupied multifamily communities with a strong focus on resident communication, access, phasing, cleanliness, safety, and continuity of property operations.
  • Provide concise, timely reporting to internal stakeholders on project status, budget, schedule, decisions, risks, and next steps.
  • Maintain complete project documentation, including approvals, contracts, change orders, meeting notes, photos, invoices, lien waivers, warranties, permits, and closeout records.
  • Evaluate materials, methods, and design decisions through an owner-focused lens.
  • Use Yardi CM and other reporting or project-management tools accurately and consistently.
