About The Position

This position is responsible for overseeing and managing capital construction projects for the Detroit Housing Commission (DHC). The Superintendent will ensure that projects are completed on time, within budget, and to the required quality standards. This role involves significant on-site presence and direct supervision of construction activities.

Requirements

Minimum of 5 years of experience in construction management or a related field.
Proven experience managing capital construction projects.
Strong knowledge of construction methods, materials, and building codes.
Excellent leadership, communication, and interpersonal skills.
Ability to read and interpret blueprints, specifications, and other construction documents.
Proficiency in project management software and standard office software.
Valid driver's license and ability to travel to various project sites.

Nice To Haves

Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
Experience working with public housing authorities or government-funded projects.
Professional certifications in construction management (e.g., CCM).

Responsibilities

Oversee and manage all phases of capital construction projects, from planning and design through completion.
Ensure compliance with all applicable building codes, regulations, and DHC policies.
Supervise and direct on-site construction activities, including coordinating with contractors, subcontractors, and DHC staff.
Monitor project progress, identify potential issues, and implement corrective actions to keep projects on schedule and within budget.
Conduct regular site inspections to ensure quality of work and adherence to project specifications.
Review and approve project-related documents, including change orders, payment applications, and progress reports.
Maintain accurate project records, including daily logs, progress photos, and correspondence.
Communicate effectively with all stakeholders, including DHC management, project teams, residents, and external agencies.
Ensure a safe work environment on all construction sites, adhering to all safety regulations and protocols.
