The Business Manager (Property Manager) is responsible for all aspects of property operations, including financial management, resident satisfaction, and vendor relations. This role involves overseeing office and maintenance staff, collaborating with Regional Leadership to achieve goals, and embodying the Olympus Property Core Values.

Requirements

  • Minimum 2 years of multifamily Property Manager experience.
  • Luxury A-Class experience preferred.
  • RealPage/Knock/Onesite Software experience strongly preferred.
  • Available Full-time, Monday – Friday (hours will vary between 8:00 AM - 6:00 PM).
  • Flexibility for after-hours resident events and/or emergencies.

Responsibilities

  • Manage the financial performance of the property by overseeing rents, occupancy, and expenditures.
  • Manage, train, and counsel onsite staff effectively.
  • Analyze monthly performance and budget projections and discuss strategies with the Regional Manager and Regional VP.
  • Complete annual asset business plans and budget forecasts.
  • Review, understand, and report financial information.
  • Cultivate and execute marketing techniques and budgeting.
  • Supervise resident retention, renewal, and leasing programs to maintain maximum occupancy.
  • Train and mentor office staff in implementing sales and marketing materials and strategies.
  • Provide direction and oversight to property maintenance staff.
  • Motivate the team to stay in compliance while creating the Olympus Culture for residents and team members.
  • Ensure buildings, units, and amenity spaces are in market-ready condition.
  • Perform regular inspections of managed property.
  • Bid, negotiate, and manage vendor service contracts and one-time projects.
  • Provide additional reports as required.
  • Promote and teach safe workplace practices.
  • Multitask to meet deadlines in a timely and organized manner.
  • Work a flexible schedule.
  • Tour the community with clients, vendors, and staff when needed.
