About The Position

Pegasus Homes is seeking an experienced Buildings / Property Manager for a 6-month fixed-term contract. The role involves managing a portfolio of later-living developments across the Home Counties and East & West Sussex. The successful candidate will lead onsite teams to deliver exceptional customer experiences, ensure high levels of building compliance, and manage financial aspects of the developments. This is a home-based role requiring frequent travel and participation in an out-of-hours on-call rota.

Requirements

  • Proven experience in multi-site residential property, estate, or asset management.
  • Experience in managing comprehensive, transparent service charges, budgeting, and financial reporting, including communicating financial information to residents.
  • Strong working knowledge of H&S regulations, building maintenance systems, and conducting formal site inspections.
  • Extensive experience leading, motivating, and managing a regional team with multiple direct reports.
  • Track record of delivering exceptional customer service, managing complex queries, and confidently navigating difficult conversations.
  • A full UK driving licence and access to your own vehicle is essential.
  • Strong IT skills with experience of using property related software (Google Workspace experience is an advantage but not essential).

  • A TPI/ (or equivalent) qualification is highly desirable.

Responsibilities

  • Manage, recruit, and support the regional team, driving performance, collaboration, and continuous development.
  • Ensure all developments meet regulatory and statutory health & safety requirements, maintaining documentation and acting as the responsible person for each site.
  • Oversee operational budgets and service charge accounts, collaborating with finance to produce quarterly reports and year-end accounts.
  • Work with the Central Services team to agree on scopes of work and monitor contractor service quality.
  • Ensure customers are prioritized, working with the sales team to provide a seamless resident journey and building relationships for high satisfaction levels.
  • Participate in an out-of-hours on-call rota (approximately once every 8 weeks).
  • Act as the responsible person for Health and Safety across sites, including Water Management, Fire, and General H&S.
