About The Position

Building Technician I (entry level) - responsible for assisting in the operation and maintenance of all building equipment and timely response to service requests as requested. Ability to work independently (after 90 days of training during first shift hours) on second shift hours (1pm-9pm or 2pm-10pm).

Requirements

  • Perform, and report on, all work according to the safety standards of the company, OSHA and health codes as required.
  • Perform work area clean-up on a weekly basis.
  • Keep updated and adhere to Company policies, standard operating procedures, Work Order and Preventative Maintenance System, Uniform Policies, Safety Handbook, etc.
  • Ability to lift 100 lbs. necessary for installation and removal of equipment.
  • While performing the duties of this job, the employee is the majority of the time outside in all weather conditions.
  • The employee is regularly required to walk, talk, and/or hear.
  • The employee is frequently required to stand; use hands to finger, handle or feel objects, tools, or controls; and stoop, kneel, crouch or crawl.
  • The employee is occasionally required to sit and reach with their hands and arms.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
  • Limited travel is required in this position.
  • High School diploma or GED equivalent required.
  • One+ year related experience and/or training; or equivalent combination of education and experience
  • Basic skills with Microsoft Office Outlook.
  • Abilities to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
  • Required to furnish current, valid driver’s license and proof of insurance, meeting minimum state of Texas requirement.
  • If required to use own vehicle, remain compliant with applicable vehicular regulations including valid insurance and follow all company driving and safety requirements and procedures for transportation between properties, if individual has multiple property responsibilities.
  • If using company vehicle, must remain insurable through the company’s carrier while employed, in addition to meeting personal vehicle requirement.
  • Must inform HR of any change in driving status throughout employment and provide updated copies of license and certificates upon renewal.
  • Will be “on call” rotation with other team members.
  • Must carry pager and or phone and be prepared to work and service requests, including emergencies while on call, will be on call rotation with one or more others, required to learn and cover other properties accordingly.
  • Positive feedback from internal and external customer is a requirement of this role.

Responsibilities

  • Acknowledge and respond to Service Requests by diagnosing and performing minor and routine maintenance/repair in a timely and professional manner.
  • Strive to complete all service requests daily and accurately documented, including parts, in work order system.
  • The monthly inspection of fire extinguishers and/or other life/safe inspections.
  • Various building maintenance duties as assigned by the property management.
  • Operation, maintenance, and repair of sanitary sewer systems, including sump pumps, basins, toilets, urinals, and piping.
  • Use only vendors with approved insurance requirements and initiate work with appropriate HPI contract.
  • Maintenance and repair of trash compactors, including electrical and hydraulic systems.
  • Follow-up with tenant on completed service requests to ensure satisfaction.
  • Promote good public relations with tenants, clients, co-workers, and company staff through great “service minded” attitude and trust. Always display a friendly and courteous attitude towards tenants, clients, and other employees. Never confront supervisor or other employees in front of tenants.
  • Routinely inspect tenant and common area spaces (interior and exterior) and proactively perform minor and routine maintenance in accordance with company standards, and/or inform Property Manager of needed services and repairs.
  • Duties may include but not limited to moving furniture, fixtures and office partitions repairing locks, doors, hinges, furniture, and other miscellaneous items.
  • The repair and painting of all types of surfaces, indoors and out.
  • Assist in keeping grounds neat and free of litter.
  • Organize, maintain, and inventory building stock and supplies and inform Supervisor of needed stock and/or supplies.
  • Coordinate delivery and work schedules with vendors, contractors, and Property Manager.
  • Coordinate maintenance objectives with Supervisor daily.
  • Perform effective emergency maintenance (after hours) as required.
