About The Position

The Keyless Access and Video Surveillance team, in the Facilities and Energy Services department, has been created to ensure the safety and security of our campus community. Facility Management is a service focused department and will be the initial point of contact for all facilities related requests from maintenance to access on TAMU buildings, infrastructure, and amenities under the oversight of TAMU. The Facilities Operations Specialist, under general direction, is responsible for providing professional expertise, quality assurance and guidance on both routine and complex facilities maintenance and management, repair tasks and specialized technical work according to service, quality, and safety standards. Offers expertise to support facility operations.

Requirements

  • Bachelor’s degree in applicable field or equivalent combination of education and experience
  • Four years of related experience.
  • Ability to multi-task and work cooperatively with others.
  • Working knowledge of building mechanical systems and how they interface with controls/OT systems.
  • Industry related skills to include knowledge of the operational technology industry and trends, knowledge of cybersecurity regulations.
  • Ability to promptly respond to on-site emergency calls, including after-hours, weekends, and during University closures.
  • Ability to triage issues, gather facts, and coordinate next steps under supervision in a fast-paced environment.
  • Strong customer service and communication skills; ability to translate technical findings for non-technical stakeholders.
  • Ability to read and interpret mechanical drawings, control sequences of operation, and P&ID diagrams.
  • Ability to develop clear, structured technical documentation including maintenance procedures, system descriptions, and incident reports.
  • Excellent customer service skills.
  • Ability to interact professionally with all levels of customers and coworkers.
  • Excellent written communication, analytical, interpersonal and organizational skills.
  • Knowledge of strategic thinking and planning.
  • Ability to coordinate management, planning, and organization of building projects.

Nice To Haves

  • Experience with building automation systems, or power management and control systems.
  • Experience supporting BAS/PCS/PMCS environments and working with IT/cybersecurity partners.
  • Familiarity with facility management software including AggieWorks, AiM.

Responsibilities

  • Offers professional expertise to others who are manually working on installations, repairs, and performing preventative maintenance to mechanical, electrical, plumbing, HVAC, safety systems, and waste management systems.
  • Acts as a subject matter expert in a specialized area of a skilled trade such as mechanical, electrical, plumbing, HVAC, safety systems, and waste management systems.
  • Acts as a contact for those requiring highly advanced technical expertise.
  • Ensures quality assurance for work undertaken for facilities projects, including painting, drywall, carpentry, installation of fixtures, and moving facility occupants, furniture, or materials within the facility.
  • Coordinates space and move management efforts.
  • Inspects the work of contractors or specialized employees performing tasks to ensure completion of work is up to unit’s standards.
  • Offers guidance to and acts as liaison between the unit and trades contractors to ensure the completion of projects, complex repairs or trades work.
  • Utilizes work order system(s) to manage and coordinate specialized work.
  • Facilitates trainings and professional development event with regards to area of subject matter expertise.
  • May supervise others, including lower-level maintenance, skilled trade or specialized workers.
  • Ensures that standard operating procedures are followed during the completion of work by others and contractors.
  • May serve as primary contact for after-hours facilities emergencies.
