About The Position

Elmcor seeks a building superintendent to perform daily and routine cleaning of the building's interior and exterior spaces, keeping the building clean and aesthetically pleasing. This role involves performing maintenance and repair work, such as fixing faulty pipes, changing locks, and painting. It also includes basic electrical, plumbing, mechanical, and heating and air conditioning work, as well as some carpentry. The applicant must live within 200 feet of the facility located at 104-10 Northern Blvd, Corona, NY 11368. Elmcor offers a rental subsidy in lieu of a live-in apartment on-site. The hours are from 7 am to 4 pm, with a one-hour lunch, and the position requires response to emergency calls after hours.

Requirements

  • Must live within 200 feet from the facility.
  • High school diploma.
  • Must pass criminal background check as well as a drug test.
  • Familiar with all NYC Sanitation Multi Unit Building Regulations.
  • Familiar with all FDNY regulations and requirement for Building.
  • Must have strong problem solving skills.
  • Has the ability to perform basic repairs in electrical, plumbing and mechanical systems.
  • Must have good communication and interpersonal skills.
  • Must have superior customer service skills.
  • Has good listening and negotiating skills.
  • Must be detail oriented and have good scheduling skills.
  • Must be proficient at safely using tools associated with the job.
  • Has knowledge of building codes and safety standards as set forth by the state and federal governments.
  • Must have a valid driver’s license.
  • Must be able to lift heavy items.
  • Must have basic first aid skills.
  • Must be able to maneuver in small spaces.
  • Must be able to kneel and crouch or climb tall ladders.

Nice To Haves

  • Strong Preference for candidate that poses Fire and Emergency Drill Conductor and Fire Guard Certifications, or willing to obtain within the first 4 months of hire.

Responsibilities

  • Familiar with all NYC Sanitation Multi Unit Building Regulations.
  • Familiar with all FDNY regulations and requirement for Building.
  • Maintains inspection logs for sprinkler systems, fire extinguishers and other building systems as required by state and federal law.
  • Conducts regular preventative maintenance on items throughout the interior and exterior of the building.
  • Completes purchase orders.
  • Takes packing and delivery slips to the building manager.
  • Responds to tenant requests for repairs and keeps a journal of completed work.
  • Inspects vacant units and prepares them for rental.
  • Keeps all spaced in the building common areas, basement, offices and the grounds cleaned daily and as needed.
