About The Position

We are seeking a skilled and hands-on Building Superintendent to join a small 2–3-person maintenance team at a well-maintained senior residential community. This role is responsible for the day-to-day maintenance operations of the property, ensuring a safe, clean, and comfortable environment for residents. The ideal candidate is proactive, detail-oriented, and committed to delivering excellent service—particularly when working with a senior population.

Requirements

  • Minimum of 3 years of residential maintenance experience required.
  • Valid California driver’s license, clean driving record, and proof of insurance.
  • Ability to meet physical demands of the role (lifting, walking, bending, etc.).
  • Ability to read, write, and communicate effectively in English.
  • Must pass background and credit checks.
  • Demonstrated financial responsibility and reliability.
  • Commitment to a drug-free workplace (zero-tolerance policy).

Nice To Haves

  • Prior experience supervising or training maintenance staff preferred.
  • Strong handyman and general maintenance skills preferred; construction or contractor experience is a plus.
  • Working knowledge of building systems (plumbing, electrical, HVAC, boilers, pumps).
  • Strong problem-solving skills and attention to detail.
  • Ability to work independently and take initiative.
  • Excellent interpersonal and customer service skills.
  • Comfortable working with senior residents in a service-oriented environment.
  • Basic computer and Tablet proficiency, including internet use, property management software, and vendor coordination.

Responsibilities

  • Perform general maintenance and repairs, including plumbing, electrical, and appliance work (e.g., faucets, toilets, garbage disposals, stove burners, light fixtures).
  • Troubleshoot and resolve maintenance issues efficiently and effectively.
  • Conduct routine inspections of units, common areas, and building systems.
  • Identify and address repair needs, safety concerns, and preventative maintenance opportunities.
  • Monitor and maintain major building systems including pumps, boilers, and HVAC systems.
  • Coordinate repairs and maintenance with external vendors as needed.
  • Assist in supervising and training maintenance staff.
  • Work collaboratively with a small on-site team to ensure timely completion of work orders and upkeep of the property.
  • Communicate and coordinate with vendors and contractors.
  • Utilize basic computer systems for work orders, vendor management, and communication.
  • Provide excellent customer service and maintain a professional, respectful demeanor with all residents.
  • Respond to maintenance requests in a timely and courteous manner, with sensitivity to the needs of seniors.
