About The Position

The Building Services Lead is responsible for effectively communicating with patrons regarding library products, programs, services, policies, and code of conduct. This role blends creativity, problem-solving, and decision-making to enhance the customer experience, de-escalate negative situations, and resolve customer inquiries. The Lead will guide a team of peers to consistently execute these behaviors. The position also involves performing daily cleaning procedures, maintaining bathrooms, floors, and other areas, as well as managing library refuse and recyclables. The Lead will ensure the library remains a 'green' building by using approved products. Safety equipment and procedures knowledge is crucial, as is maintaining equipment in excellent condition. The role includes assisting with event execution, such as set-up, tear-down, managing event flow, securing entrances/exits, guiding volunteers and vendors, and assisting with decorations. Additionally, the Building Services Lead will help orient and train new staff, develop and coach custodial staff, communicate procedural changes, and serve as a mentor. They will also supervise, train, develop, and coach volunteers. Monitoring library physical security, reporting safety and security issues, and preparing incident reports are key responsibilities. Excellent time management, attention to detail, problem-solving, organizational skills, and the ability to proactively balance multiple tasks are essential. The Lead is expected to complete work at an appropriate pace with a sense of urgency and take initiative to identify and complete tasks. Professional development in building maintenance and safety trends is encouraged, along with providing assistance and coaching to colleagues. Collaboration with the supervisor on departmental projects and conducting special projects are also part of the role. The Lead will protect library assets, ensure building security, and assist in safety and security planning and implementation, including carrying out emergency procedures. Modeling and supporting the library brand, participating in meetings and activities, and assisting with library services, programs, events, and outreach are expected. Landscaping duties may also be required. The Building Services Lead assumes personal responsibility for the building's condition, solving minor issues as they arise, and reporting to work punctually in the approved uniform, fully prepared for each shift. Other related duties may be assigned.

Requirements

  • High school diploma or GED, plus 2 years related experience and/or training, or equivalent combination of education and experience plus 6 months of experience in a supervisory capacity.
  • Intermediate language skills including the ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
  • Ability to effectively communicate orally and in writing. Ability to read and understand simple instructions, simple correspondence, notes, letters and memos.
  • Basic mathematical skills including the ability to add and subtract, and to measure weights and volumes such as fluid ounces, gallons, and pounds.
  • Basic reasoning skills including the ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions, ability to plan and prioritize short-term and long-term tasks, and ability to problem solve.
  • Minimum computer skills including the ability to send and receive e-mail and give reports and updates via e-mail.
  • Intermediate mechanical skills including the ability to operate power tools independently and under supervision, ability to help maintain library facilities and equipment, and ability to troubleshoot.
  • Basic customer service skills including the ability to interact with external customers using exemplary customer service skills.
  • Must be able to handle/interact with all chemicals used (i.e. bleach, wax, etc).

Responsibilities

  • Effectively communicate with patrons regarding library products, programs, services, policies, and code of conduct, blending creativity, problem-solving, and decision-making to positively impact the customer experience, de-escalate negative situations, and resolve customer questions and concerns.   • Ask open ended questions to assess, understand, and ascertain customer needs, determine how to tailor your approach, and provide recommendations using institutional knowledge to connect customers with the right solution, including both routine and complex patron inquiries. Lead team of peers to also consistently execute these behaviors.
  • Perform assigned daily cleaning procedures within time limits and in accordance with FPL policy in designated areas. Lead team of peers to also consistently execute these behaviors.
  • Clean all public and staff bathrooms, restock supplies, empty the trash, and prepare for opening.
  • Sweep and mop all hard surface floors, auto scrub and buff terrazzo, clean conveyor hallway.
  • Vacuum all soft surface floors, computers, card catalog, and upholstery.
  • Clean and/or polish all stainless-steel including elevators, stairways, glass, doors, wood surfaces and security gates.
  • Take out all library refuse and recyclables, pick up stray trash in parking deck, empty all parking-deck trash cans, and clean cans as needed.
  • Help keep the library a "green" building by using only approved, "green" products.
  • Collect all library refuse keeping trash separate from recyclables.
  • Demonstrate knowledge of safety equipment and procedures. Carry out job responsibilities in a manner that minimizes the risk of injury to yourself, other staff, vendors, customers, and the Library. Maintain all equipment in like-new condition.
  • Complete any laundry.
  • Respond to staff housekeeping requests as appropriate.
  • Assist with a diverse range of tasks necessary for event execution, including event set-up, event tear-down, assisting with the flow of event (traffic, parking, flow of people, signage, interior movement of people), securing entrances and exits for specific events, guiding volunteers and outside vendors, and assisting with decorations.
  • Help orient new staff, ensuring a smooth acclimation to the library and its culture. Train staff members as assigned. Seek out ways to train, develop, and coach custodial staff in the moment to enhance their job performance and skills. Communicate procedural changes and serve as a mentor to assigned peer group. Supervise, train, develop, and coach volunteers on special projects as needed. Report training issues to Building Services Manager.
  • Monitor library physical security. Report safety and security issues to the manager. Prepare accurate and detailed incident reports as assigned.
  • Display excellent time management skills, attention to detail, problem solving skills, strong organizational skills and the ability to work proactively to balance multiple tasks and prioritize work. Complete work at an appropriate pace with a sense of urgency. Seek out areas that require cleaning and take initiative to complete tasks.
  • Pursue professional development to keep informed of current and emerging library trends, particularly as related to building maintenance and safety. Provide assistance and coaching to colleagues. Maintain professional and technical knowledge through attendance of educational workshops, review of professional publications, etc.
  • Collaborate with supervisor on departmental projects to ensure the smooth operation of the department. Conduct special projects as assigned.

  • Perform landscaping jobs as needed, i.e., weeding, watering, sprinkler system maintenance, etc.
  • Assume personal responsibility for the building's condition and solve minor issues and problems as they arise.
  • Report to work punctually, dressed in approved uniform, and fully prepared for each scheduled shift.
  • Perform any other related duties as required or assigned.
