About The Position

Examines preliminary and final construction plans for new buildings, additions and alterations as well as zoning to meet adopted code. The adopted code includes state and national regulations like the American’s with Disabilities Act, Fair Housing Act, etc. Facilitates entire plan review process by acting as the project manager. Ensures all departments with a stake in the project reviews and approves their scope (Fire, Public Works, State, Engineering, Environmental, etc.). Must be thoroughly familiar with all aspects of all adopted code applicable in Sedgwick County including the contracted municipalities.

Requirements

  • Graduation from a four-year college with at least 6 months experience or 6-month internship working with building and/or zoning code compliance in a government office, architecture or engineering firm.
  • Successfully completed a blueprint reading or a plans examiner certification course.
  • 4 years and 6 months or more experience working as a combination building inspector.
  • Successfully completed a blueprint reading or plans examiner certification course.
  • Active ICC Building Inspector certification (if no college degree).
  • Active ICC Electrical Inspector certification or Master Electrician (if no college degree).
  • Active ICC Mechanical Inspector certification or Master Mechanical (if no college degree).
  • Active ICC Plumbing Inspector certification or Master Plumbing (if no college degree).

Nice To Haves

  • Graduation from a four-year college with a degree in building architecture, building/fire science or engineering (structural, trade or civil).
  • Two or more years of experience in commercial plan review, building construction, and/or building design.
  • Commercial plans examination certification.

Responsibilities

  • Review building construction plans for compliance with adopted codes and regulations.
  • Examine building plans for structural, non-structural, and land use/zoning regulations.
  • Consolidate all agency reviews into the project write-up, and communicate requirements to the applicant using plan review software.
  • Conduct on-site, preliminary inspections of buildings for addition or alteration plans as needed.
  • Suggest alternatives for bringing non-compliant plans into compliance with the design professional.
  • Collaborate with inspection staff regarding interpretation of final plans.
  • Participate in preliminary review of proposed construction projects and/or consultation on current construction projects.
  • Conduct preliminary investigations for proposed construction and prepares written reports.
  • Consult with architects, engineers, contractors, developers, and the public in regard to compliance with the zoning ordinance, subdivision, accessibility standards, and adopted codes.
  • Offer alternative methods to achieve code compliance.
  • Travel to off-site meeting locations as needed.
  • Answer phones, respond to e-mail requests within one business day and assist with questions related to projects.
  • Use proper etiquette including verifying customer hand-off and giving customer accurate information.
