About The Position

This position works with the Building Services team, other staff teams and members, residents, volunteers, contractors and officials to carry out their assigned duties. The duties of this position shall be carried out with respect to WoodGreen policies and standards, and with respect to all applicable codes and standards. The building operator may be assigned to work at any of the WoodGreen sites. The incumbent may be required to work overtime in some emergencies. The position requires performing of On-Call, after hours, duties on a rotational basis in addition to the regular weekly hours. This position reports to the Supervisor, Building Services or Designate for the maintenance and repair of equipment, property and buildings owned and/or managed by WoodGreen. The building operator shall perform their duties in a professional manner and operate within the schedules and directions set out by Building Services management. The duties and responsibilities of this position apply to all WoodGreen sites.

Requirements

  • Completed secondary school and possess a technician qualification in a building trade or equivalent combination of education and experience.
  • Experience in the maintenance and operation of large computerized commercial buildings.
  • Experience in air distribution systems as related to modern air conditioning systems.
  • Experience in the maintenance of pumps and large air handling equipment.
  • Must possess and be able to maintain a valid Province of Ontario Class “G” Driver’s License.
  • Thorough knowledge of the operation and maintenance of heating boilers, chemical treatment of chilled and hot water systems, building electrical systems, UPS power systems, fire safety equipment and fire suppression systems.

  • Knowledge of automatic heating and cooling controls including pneumatic systems.
  • Able to operate motorized equipment.

Responsibilities

  • Carries out preventive and corrective maintenance on all WoodGreen building structures, systems, equipment and furnishings as assigned, including mechanical equipment (Make Up Air Units, Roof top Units, Chillers, Fan Coils, Heat Pumps, Sump Pumps, Boilers, Water supply equipment, door operators, compactors, exhaust fans), appliances (refrigerators, stoves, ovens, vacuums, buffers), plumbing components (Toilets, bathtubs, sinks, valves, shut offs, pipes, pumps), carpentry (Doors, countertops, cupboards, closets, windows, walls, flooring), and security components (Keys, locks, door hardware).
  • Reads and uses manuals and schedules for the proper repair and maintenance of equipment and systems.
  • Troubleshoots and resolves problems with building systems and equipment, and accurately provides information to Building Services Management and Contractors.
  • Carries out inspections on all building systems and equipment such as Mechanical and plumbing, HVAC, Electrical, Structural, Life Safety, Security.
  • Performs tasks including filter replacement, drywalling, and painting.
  • Operates a variety of tools and equipment including Multi-tester, amp probe, power tools, John Deere garden tractor, FAP, and security systems.
  • Recommends repairs or physical changes to building systems for improved operation.
  • Assists and works with outside contractors for smooth operation and in emergencies.
  • Carries phone during regular duties and responds to emergencies; performs after-hours on-call duties on a rotating basis.
  • Assists with janitorial and groundskeeping duties as needed.
  • Assists with moving/setting up office and program equipment and furniture as needed.
  • Familiarizes with and follows WoodGreen emergency procedures and protocols.
  • Knows, understands, and follows WoodGreen Policies and Procedures.
  • Attends assigned training for the purpose of upgrading skills and organizational training.
  • Participates in regular supervisory sessions, Building Services training, and staff and unit meetings.
