About The Position

The Building Operator II role is responsible for maintaining all building equipment at optimum performance levels and ensuring the building is kept in top condition to meet client requirements for a fully functioning facility.

Requirements

  • High School Diploma Required
  • Building technician certificate and / or instrumentation and control certificate
  • 4th Class Power Engineer License required
  • Minimum 4 years’ experience in physical plant operations, HVAC and other related equipment preferably in an office building or mixed use environment
  • Thorough knowledge of general maintenance procedures, current technology, electrical/mechanical systems and blueprint reading & comprehension
  • Proven mechanical abilities

Nice To Haves

  • Enrolled in BES 2/1, SMA or SMT (BOMA) an asset

Responsibilities

  • Perform troubleshooting and repairs for maintenance and upkeep of equipment, including replacing belts and filters, lubrication, minor part replacement, and troubleshooting minor mechanical/electrical issues in adherence with local electrical fire and safety codes.
  • Secure CF property against loss due to theft, fire, liability claims, and prosecutions by ensuring health, safety, and security procedures are adhered to and reporting concerns promptly.
  • Monitor central plant, auxiliary equipment, and water treatment, checking major mechanical controls to ensure they are in good working order and maintain a comfortable client environment.
  • Inspect central equipment and Life Safety equipment, including testing fire protection devices and auxiliary/emergency power systems regularly, and report any problems or unusual findings to the supervisor.
  • Respond to client concerns regarding HVAC, electrical, plumbing, and general repair issues by solving problems or making recommendations.
  • Perform general maintenance of all site mechanical, electrical, and HVAC systems, such as chillers, boilers, heat pumps, air conditioners, emergency generators, induction units, and VAV systems.
  • Report and maintain logs of mechanical systems on a daily, weekly, monthly, and annual basis as required.
