Eligibility Note: To qualify for this opportunity, candidates must be actively enrolled in an academic program, completing an academic program prior to the role’s start date, or have graduated from an academic program within the past 12 months. This role is intended for current students or recent graduates seeking to gain hands‑on experience within real estate operations, with the potential to be considered for future full‑time opportunities based on performance and business needs. Based in Vancouver, the Co-op/Intern, Building Operations, will report to the Operations Supervisor and be responsible for operational and technical support. The primary objective of the Intern, Building Operations, alongside their mentor, is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner.

Requirements

  • Minium Grade 12 education or equivalent education.
  • Completing a program preferably in Building Environmental Systems or Power Engineering.
  • Working towards your 5th Class (or equivalent) or Journeyman Certification
  • Comfortable with basic hand tools and ladder usage along with the ability to physically lift 50lbs
  • Valid Class 5 or 7 Driver’s License or equivalent.
  • Reliable transportation required to support coverage across multiple sites.
  • Ability to communicate effectively and professionally, both oral and written, with all levels within the company.
  • Entry level skills in Microsoft Office.
  • Ability to work independently and detail oriented as the role requires mobility between properties.

Nice To Haves

  • Previous experience in Building Operators and/or General building maintenance and knowledge of HVAC system maintenance considered an asset.

Responsibilities

  • Review site conditions to ensure tenants operate within the rules and regulations in their leases.
  • Always provide superior customer service and respond to tenant requests and issues promptly
  • Track and document all maintenance activities accordingly.
  • Oversee service contractors and ensure they are carrying out their duties in accordance with the executed service agreement.
  • Be familiar with all aspects of the building operations including but not limited to HVAC, mechanical, electrical, plumbing, life safety security systems and ensure all equipment and systems are operated in a safe and efficient manner and are incompliance with all applicable government codes & regulations.
  • Assist with fire safety and emergency procedures.
  • Maintain shop and equipment inventory, request replacement inventory as required.
  • Participate in regular maintenance and repairs.
  • Monitor and optimize energy usage and sustainability initiatives.
  • Assist with the pick-ups and deliveries of various materials to and from properties under management, where applicable
  • Provide assistance to Property Manager and/or Operations Supervisor in preparation of building operating budget.
  • Increase knowledge of building systems and automation technology through hands on exposure.
  • Complete any other duties as requested or required by QuadReal’s Standard Operating Procedures.
