About The Position

The Operations Supervisor is responsible for overseeing and supervising the Operations team, administering all building preventative maintenance programs throughout the portfolio and providing support to the Property Management department while meeting the required quality standards of Enright Management Ltd. and its clients.

Requirements

  • 10+ years in a Building Operations and 5+ years in an Operations Supervisor/Manager role.
  • Have proven management and supervisory experience.
  • Knowledge of all building systems including but not limited to HVAC, electrical, mechanical, life safety systems.
  • High level of professionalism including appearance and grooming.
  • Ability to lead and direct others in a team environment.
  • Ability to maintain confidentiality.
  • Analytical and problem-solving skills.
  • Experience with Preventive Maintenance programs, both manual and electronic based system (MRI Angus, Asset Planner, YARDI, etc.)
  • Decision making skills. Ability to resolve problems using facts and sound reasoning. The ability to use logical and strategic approaches to resolving challenges; and is adaptable to new ideas and can embrace change.
  • Ability to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, tenants and the public; self motivated and professional.
  • Attention to detail and high level of accuracy.
  • Very effective organizational skills.
  • Ability to work under little supervision, express individual thinking and be proactive.
  • Valid Alberta drivers license with a clean driver abstract.
  • Advanced computer skills including Microsoft Word Office Suite.
  • Time management skills.

Responsibilities

  • Supervising the Building Operator(s) for the portfolio and providing support and direction.
  • Overseeing operational contracts.
  • Implementing procedures and policies within the Operations Department and liaising these procedures/policies with the Property Management Department.
  • Work closely with the Property Management & Operations Manager to prepare comprehensive action plans, including resources, timeframes and budgets for varying projects throughout the portfolio.
  • Liaise with Property Management to identify scope and objectives.
  • Plan, schedule, organize, direct, control and evaluate projects from start to finish according to schedule, specifications and budget.
  • Assist with planning, updating, organizing and administer the preventative maintenance program by assigning task and ensuring timely completion.
  • Oversee project correspondences and prepare and review project related emails, letters, proposals, memos, meeting minutes and other documents.
  • Oversee Landlord Work/Tenant Work/Construction project(s), work closely with General Contractor to ensure all projects are executed in a timely manner and are following Enright’s policies and procedures.
  • Acting as a lead hand overseeing multiple projects
  • Assist the Property Management & Operations Manager with the operations budgets.
  • Monthly reviews of the variance reports and forecasting.
  • Assist with the preparation, review and evaluation of tender submissions.
  • Prepare and issue purchase orders to contractors, subcontractors, material suppliers and vendors.
  • Ensure all health, safety and security procedures are adhered to and areas of concern are reported to the Property Management & Operations Manager in a timely manner in order to limit exposure to liability and loss.
  • Deliver and participate with monthly/quarterly Review with Property Management & Operations Manager.
  • Help to maintain updated records, such as Preventive Maintenance systems (i.e. Angus, YARDI)
  • Assess potential issues and technical challenges and accordingly develop resolutions.
  • Complete building audits (waste, water and electrical).
  • Researches and liaises with vendors to obtain quotes. Provides recommendation on preferred vendors.
  • Prepare inspection forms as needed, following Enright’s format and ensuring submittal from Building Operators.
  • Other duties as assigned.
