About The Position

Under direction, the Building Operating Engineer performs operating and maintenance tasks for one or more assigned properties. Work is performed within policy and procedure guidelines, standard operating practices, or management direction. Various shift times are available. WebCTRL Building Automation System experience, experience operating central plant and rooftop unit HVAC systems, technical knowledge of VAV and induction air distribution systems, and SMA or SMT Engineering education designations are valued or preferred. The engineer maintains and repairs building mechanical systems and performs general building maintenance. The role also responds to tenant requests and trouble calls, documents work, supports contractors, and works with tenants, coworkers, and management. Property-specific duties may include opening and closing buildings, participating in a rotating after-hours on-call schedule, monitoring temperatures, performing preventive maintenance and equipment tests, maintaining operational logs, and carrying out plumbing, electrical, and other building repairs.

Requirements

High school diploma or equivalent.
Two to three years of successful experience in commercial or institutional buildings with complex mechanical, electrical, HVAC, and plumbing systems.
Possess trade-valid licenses required by local regulatory authorities.
Possess a valid state-issued driver’s license for travel to adjacent properties or response to after-hours trouble calls.
Read and interpret English-language safety rules, operating and maintenance instructions, and procedure manuals; communicate orally with tenants and staff and provide management with assignment progress updates.
Use basic math to calculate percentages, areas, circumference, and similar measurements.
Apply sound judgment to written, oral, or diagrammatic instructions; solve common mechanical problems in building trades; and apply mechanical skills and knowledge of HVAC, plumbing, electrical systems, and other technical subjects.
Apply property-specific knowledge to support contractors performing building-system maintenance, and use technical training in day-to-day work.
Demonstrate customer-service orientation, follow-through on management directions, and teamwork with coworkers.
Use basic PC-based business software, including Microsoft products for word processing and email, as well as systems tools for maintaining service records.

Nice To Haves

Completion of a building trades curriculum at a recognized technical school is desirable.
WebCTRL Building Automation System experience is valued.
Experience operating central plant and rooftop unit HVAC systems is valued.
Technical knowledge of VAV and induction air distribution systems is valued.
SMA or SMT Engineering education designations are a plus.

Responsibilities

Perform operating, maintenance, and repair tasks to maximize the life and reliability of HVAC, plumbing, and electrical systems, within applicable codes and licensing limits.
Perform general building maintenance, including door and key repairs, painting, ceiling repairs, floor repairs, and other miscellaneous work.
Respond to tenant trouble calls and requests for assistance, and comply with tenant security-clearance requirements for accessing tenant spaces.
Complete equipment repairs and replacements under the direction of the Chief Building Operating Engineer or Assistant Chief Building Operating Engineer.
Record maintenance and repair information as directed by management and applicable policies and procedures.
Maintain timely, professional, and courteous working relationships with tenants; communicate effectively with coworkers, management, contractors, and suppliers.
Attend meetings, training sessions, safety orientations, and staff meetings as directed by the Chief Building Operating Engineer or Property Manager.
Perform property-specific duties, which may include opening and closing buildings, responding to after-hours emergency calls on a rotating on-call schedule, and monitoring and adjusting building temperatures.
Perform scheduled preventive maintenance on engine-room and fan-room equipment, cooling towers, motors, house pumps, and sump pumps.
Install or remove elevator pads as needed; report janitorial issues; repair doors, ceilings, base, and handrails; clean shop areas; and maintain air compressors.
Operate emergency diesel fire pumps and emergency power systems weekly for one hour under load, and maintain the required testing logs.
Follow alarm, security, and emergency evacuation procedures.
Maintain accurate, current preventive-maintenance records and daily logs of chemical water-treatment test results.
Complete or facilitate basic and emergency plumbing repairs, including repairs to sewer lines, urinals, commodes, faucets, and water valves.
Repair or replace light fixtures, ballasts, motors, breakers, switches, and receptacles; re-key, repair, or change locks as needed.
Complete assigned maintenance and repair work, including service and repair tickets, and submit tickets legibly each day to the Property Assistant or designated individual.
Perform other duties as assigned.
