About The Position

Responsible to assist with the operation, troubleshooting, diagnostics, housekeeping, and repairs on commercial buildings, industrial systems, vehicles, grounds, and maintenance equipment for assigned properties/facilities. This role involves performing general maintenance, operating facility systems, and ensuring the well-maintained appearance of all facilities and applicable equipment. The technician will also diagnose issues with HVAC equipment, perform building hard surface maintenance and repair, and execute repairs on plumbing equipment/systems. Record keeping, initiating purchase orders for parts and supplies, and coordinating with other tradespeople and custodians are also key functions. The role requires a willingness to continue training in current skill sets to stay updated with technologies.

Requirements

High School graduate, GED, or equivalent experience.
Maintain knowledge in the latest equipment and technologies.
Demonstrated mechanical aptitude, math ability and a positive attitude.
Must possess a valid state driver’s license.
Minimum five (5) years’ experience in a similar role with demonstrated positive client interaction.
Must pass a criminal background check, physical exam, and drug screen.
Must be capable to ascend/descent ladders and stairs for completing daily tasks.
Must be capable of lifting up to 25 lbs unassisted.
Must be able to follow writing and verbal instructions.

Nice To Haves

Background in Fire Life Safety panels and equipment a plus.
Knowledge or background in Building Automation Systems.
Electrical, or HVAC License preferred however not required.

Responsibilities

Perform general maintenance such as lighting, restroom equipment and door repairs without supervision.
Perform corrective and preventive maintenance and operate facility systems as well as the well maintained appearance of all facilities and applicable equipment.
Diagnose issues with air handlers, VAV boxes, fan power boxes and other HVAC related equipment (some training provided).
Replace ceiling tile, perform patch and paint services, and give input to custodial services vendor.
Perform building inspections focused on aesthetics, and turn these lists into an action plan for the clients approval.
Perform assigned function(s) assuring that required, requested and planned repairs, modifications, installations, renovations and other general maintenance activities are properly accomplished in a safe, efficient and timely manner.
Perform all building hard surface maintenance and repair including walls, partitions, floors, ceilings, window wall assemblies, metal and wood features, etc and for miscellaneous equipment such as carts, dock equipment, etc.
Execute repairs, preventive maintenance and/or replacement of plumbing equipment / systems, fixtures, valves, piping, and other devices as required.
Perform building inspection duties, signage and painting work required for the facilities or equipment.
Maintain records, reports, recommendations, evaluations, etc., reflecting the conditions under which general building maintenance operations are performed.
Initiate the purchase of parts, materials, equipment, supplies etc., in accordance with company procedures and provide technical assistance when required to facilitate such purchases.
Assist as required and coordinate with all trades people and custodians in the performance of day-to-day duties and responsibilities.
Work with other trade skill sets to complete work orders to trade standards and customer expectations.
Use hand tools, measuring instruments, and other equipment necessary to perform the job.
Perform other duties as assigned within a team-oriented environment.
Willing to work overtime as needed.
Snow removal is required.
Be part of a rotating on call schedule.
