The Building Maintenance Technician is responsible for performing general maintenance and repair of all buildings in an assigned portfolio, which consists of 45 buildings in the Waltham & Lexington Areas. This role involves receiving work assignments, planning and generating work to be performed, and obtaining necessary tools, equipment, and materials. The technician will ensure timely completion of assignments and paperwork, assist in monitoring contractors, and inspect work. A key aspect of the role is maintaining the appearance of all front and back of house areas, including painting, patching, and preparing surfaces. The technician will also change stained ceiling tiles, perform exterior painting and maintenance, assist other engineers, and hang pictures and white boards. Proper care of assigned equipment, tools, and uniforms is expected, along with maintaining clean, organized, and safe shop, penthouse equipment rooms, and common areas. The role requires adherence to inspection and service procedures outlined in preventative maintenance and loss control programs, and accurate completion of tenant requests and related records. Regular inspection of all areas of the site/building(s) to identify and correct deficiencies or suggest improvements is also a responsibility. The technician must employ service procedures and techniques in accordance with established procedures, maintain logs of daily activities, and effectively communicate the status of building operations and conditions. Availability for various shifts, working extended hours, nights, weekends, and holidays is necessary to ensure adequate building coverage and perform repairs. The role also includes responding to after-hours emergencies such as fire, flooding, severe weather, power outages, and related clean-up activities.
