About The Position

Keeps office building in clean and working condition and maintains furnace, air conditioner, and boiler systems to provide heat, cool air, and hot water. This role involves performing routine preventive maintenance on building and mechanical systems, including minor repairs to plumbing, heating/cooling, and electrical systems. The technician will also be responsible for maintaining the exterior and grounds, including landscaping and snow removal, and managing parts inventory. Additionally, the role requires monitoring equipment, receiving shipments, operating a forklift, assisting with security and safety, and being on-call 24/7.

Requirements

  • Technical certificate; or three to five years related experience and/or training; or equivalent combination of education and experience.
  • Valid driver’s license required.
  • Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's.
  • Ability to perform these operations using units of American money and weight measurement, volume, and distance.
  • Knowledge of Microsoft Word, Excel, Building Management and Security System software.
  • Ability to read and comprehend simple instructions, short correspondence, and memos.
  • Ability to write simple correspondence.
  • Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
  • Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
  • Ability to deal with problems involving a few concrete variables in standardized situations.
  • Regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance and talk or hear.
  • Frequently required to sit and stoop, kneel, crouch, or crawl.
  • Regularly lift and/or move up to 50 pounds, frequently lift and/or move up to 100 pounds and occasionally lift and/or move more than 100 pounds.

Nice To Haves

  • Building Owners and Managers Institute (BOMI) or Iowa Association of Building Maintenance Engineers (IABME) training preferred.
  • Life Office Management Association (LOMA) FLMI Level 1 certificate preferred.
  • General insurance industry knowledge.

Responsibilities

  • Perform routine preventive maintenance on building, mechanical systems, and equipment by performing minor and routine painting, plumbing, heating/cooling, electrical wiring, and other related preventative maintenance and repairs.
  • Notify management concerning need for major repairs or additions to lighting, heating, and ventilating equipment and coordinate with contractors and/or vendors when needed.
  • Maintain exterior and grounds of property by performing duties including cleaning and landscaping duties.
  • Perform snow removal and maintains snow removal equipment.
  • Maintain parts inventory.
  • Monitor and document equipment history and logs.
  • Receive shipments at the loading dock.
  • Perform forklift operation.
  • Assist in providing security and safety for the organization.
  • Carry cell phone for on-call duty 24 hours a day, 7 days a week, including holidays.
