About The Position

This position is responsible for planning, assigning, coordinating, supervising, and evaluating the work of assigned staff and outside vendors. The role involves performing a variety of skilled maintenance and preventative work for buildings, quarters, and grounds, including heating, ventilation, electrical, air conditioning, and carpentry. It also includes day-to-day routine maintenance and repairs, conducting routine facility checks, and providing custodial care for common areas and grounds. The supervisor will conduct quarterly building inspections and submit conditions reports. Additionally, the role involves researching, negotiating, and securing outside contractors, and coordinating, supervising, and evaluating their work.

Requirements

  • Two years course work from a vocational or technical school in heating, ventilation, air conditioning, plumbing, electrical, and construction trades, AND Four years progressively responsible experience performing skilled maintenance and repair work for commercial buildings and grounds, with at least one year in a supervisory capacity, OR Any equivalent combination of training and experience which provides the required knowledge, skills and abilities.
  • Valid Driver’s License.

Responsibilities

  • Plans, assigns, coordinates, supervises, and evaluates work of the assigned staff and outside vendors.
  • Instructs and trains employees in proper methods and procedures.
  • Monitors work in progress and upon completion for quality, completeness, and compliance with established policies and standards.
  • Conducts performance evaluations of subordinate employees, interviews, and makes hiring/firing recommendations.
  • Prepares, maintains, and inspects records of all physical machinery, heating, cooling, piping, and electrical systems on a planned schedule.
  • Prepares and maintains accurate records for all maintenance work to ensure records are completed and maintained according to standards and guidelines.
  • Maintains the proper inventory and supplies.
  • Responds to emergencies in a calm manner and initiates appropriate actions in accordance with established policies and procedures.
  • Performs a variety of skilled maintenance and repair for building and grounds including HVAC, plumbing, electrical, and carpentry.
  • Performs routine building maintenance activities.
  • Performs minor plumbing repairs required by leaking faucets and clogged toilets.
  • Performs carpentry work required to repair dents and/or holes in walls and paints walls.
  • Conducts quarterly building inspections and submits conditions reports to appropriate property leadership.
  • Researches, negotiates, and secures outside contractors and coordinates, supervises, and evaluates work of outside vendors.
