About The Position

From commercial office space and manufacturing to multi-site retail portfolios, we manage and support over 1 billion square feet of facilities space for the nation’s leading organizations. We provide comprehensive facility services ranging from mechanical maintenance and self-performed, site-based operations to energy-efficiency upgrades and supplier-managed interior/exterior maintenance. The Facilities Maintenance and Systems Specialist (FMSS) reports to the Maintenance Manager but takes daily direction from the Crew Lead. The FMSS supports all facility maintenance and monitoring systems, practices and procedures to ensure all buildings and its equipment are operating optimally and meeting all equipment and client specifications/requirements. Additionally, the FMSS supports the scheduling of preventive and reactive maintenance work for the crew they support. The FMSS also monitors and updates the facility CMMS (Planon) ensuring all Priority 1 and 2 (P1 and P2) work orders are responded to, updated and communicated correctly through TEAMS, Planon, email or phone as required. The FMMS monitors the Building Management System, acknowledging all alarms and ensuring proper response and communication to identify and correct alarms, correcting issues before they impact customer operations. The FMMS will communicate with customer leadership and end users, crew lead and teammates, EMCOR site management and vendors to ensure all applicable personnel are updated on any equipment issues. The FMSS will complete the shift handoff documentation to ensure all open and completed events from their shift are documented and communicated.

Requirements

  • High school diploma (or equivalent) required.
  • 3–5 years of experience in facility maintenance within an industrial or manufacturing environment.
  • Must possess a valid driver’s license.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form.
  • Must be able to interpret safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Must be able to send/receive emails and manage an email inbox.
  • Must be able to operate the work order system.
  • Ability to use hand and small power tools.
  • Knowledge of commissioning tools and field circuit debugging skills.
  • Understanding of the facilities industry, with emphasis on mechanical and electrical fields.
  • Ability to read and understand mechanical and electrical drawings.
  • Ability to operate a personal computer, cell phone; and/or electronic tablet
  • Able to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high quality standards. This may include taking the initiative to productively manage unexpected downtime, remaining productive while contributing to high quality results.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
  • Ability to apply concepts of basic algebra and geometry.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Proven track record of completing projects / WOs, being self-motivated and achieving customer satisfaction

Nice To Haves

  • Preference given to candidates with some undergraduate or business school training.
  • Experience in the BMS/controls industry, including systems commissioning, software integration, operation, calibration, and pneumatic controls (preferred).
  • Technical or maintenance certifications/licenses are a plus.
  • Able to competently operate a forklift, scissor lift, and aerial lift a plus
  • May need to support non-customary schedules and weekend work

Responsibilities

  • Monitor the Building Management System (BMS) to identify, acknowledge, investigate, dispatch, and escalate alarms.
  • Update BMS with alarm reconciliation.
  • Monitor the Computer Maintenance Management System (CMMS), responding to P1 and P2 work orders per escalation procedures.
  • Ensure timely response, troubleshooting, correction, and communication.
  • Schedule preventive and reactive work orders for all technicians on the crew.
  • Communicate effectively with customers to provide updates, evaluate service needs, maintain proper scheduling, and ensure high levels of customer satisfaction.
  • Monitor customer buildings to ensure optimum performance standards are achieved.
  • Fine-tune systems as new programs and sequences are developed.
  • Perform building audits and create work orders within Planon.
  • Perform equipment start-up, tuning, calibration, and commissioning of BMS systems.
  • Maintain working knowledge of all critical building utilities.
  • Trigger corrective actions and root cause analyses.
  • Participate in and complete administrative tasks.
  • Manage and document completed and open activities during your shift through the shift turnover communication process. Include production downtime, status of critical equipment, spare parts used, and other relevant information.
  • Create presentations using Spotfire, Planon, PowerPoint, and other software as needed for reporting to customers or internal teams.
  • Perform any other tasks assigned by the Crew Lead, Maintenance Manager, or Site Manager to support team success.
