About The Position

This position involves thoroughly inspecting and analyzing the condition of all buildings and installed mechanical/electrical equipment. The mechanic will look for signs of wear, fatigue, displacement, looseness, breakage, and any conditions that could become hazardous or cause breakdowns. This includes inspecting various equipment like electric motors, drive trains, fans, refrigeration equipment, air compressors, vacuum pumps, heat exchangers, filtration systems, water and chemical pumps, and pneumatic and electrical controls. The role also requires identifying and reporting safety hazards (electrical, slipping, tripping, poor lighting, inadequate guards, burn hazards, hazardous walkways, loose railings, bump hazards) and energy waste (missing insulation, dirty filters, clogged coils, structural openings, improper dampers/louvers, unnecessary lighting). Defects will be analyzed for extent and cause, potentially using test equipment such as volt-ohm-amp meters, tachometers, and voltage testers. The mechanic will report problems and their resolution status. Accurate and timely paperwork detailing inspections and findings is essential. Responsibilities also include repairs to building utilities, plumbing systems, and miscellaneous carpentry work, such as vacuum systems, steam and condensate systems, domestic water systems, boiler systems, sump pumps, floors, shelves, bulletin boards, and blinds. Other duties include preventive maintenance, light carpentry, painting, electrical and plumbing work, responding to emergencies, performing proper equipment lubrication, and assisting other Facilities Management employees. This may involve assisting with emergency generators, inventory, new building inspections, special water systems, and chemical waste systems. The role requires participation in Department of Labor inspections, reading blueprints and specifications for new and renovated facilities, and snow/ice removal. All other related duties as assigned.

Requirements

  • High School/GED (degree must be conferred on or before agreed upon start date)
  • BMM I: High School/GED with two years of prior work experience in the building trade or the equivalent of 600 hours of Vocational/Technical education in a related building trade field.
  • BMM II: High School/GED with three years of prior successful work experience in the building trade or the equivalent of 600 hours of Vocational/Technical education in a related building trade field, plus one year of prior successful work experience in a building trade.
  • BMM III: High School/GED with four years of prior successful work experience in a building trade or the equivalent of 600 hours of Vocational/Technical education in a related building trade field, plus two years of prior successful work experience in a building trade.
  • Candidate position placement is dependent upon years of experience and availability.
  • Post-secondary education may substitute for years of experience.
  • Valid driver’s license (must be maintained for the operation of an OSU vehicle).
  • Building Maintenance Mechanic III will require an apprentice license in mechanical, electrical, or plumbing.
  • Highly developed ability to observe and take note.
  • Good communication skills.
  • Ability to follow instructions closely.
  • Ability to work with very little supervision.
  • Ability to access tight spaces to perform job.
  • Pass a respirator fit test, and wear full face respirator for extended periods.
  • May need to climb and/or work from stairs, ladders, scaffold, etc. for extended periods.
  • Ability to work in a squat position or on knees for extended periods.
  • Broad general mechanical/electrical/electronic background.
  • General building skill experience (i.e. carpentry, plumbing, HVAC, etc.).
  • Ability to follow instructions precisely and completely.
  • Positive team standing.
  • Computer skills.

Nice To Haves

  • Vocational/Technical Building Trades or Technical Field.
  • Four (4) years’ experience in a building trade; and/or the equivalent of 600 hours Vocational/Technical education in a related building trade field plus two (2) years of prior successful work experience in a building trade.
  • Apprentice license in mechanical, electrical, or plumbing.

Responsibilities
