Requirements

3-5 years of experience operating and maintaining commercial or industrial building systems
Technical or Trade School diploma or equivalent
Strong knowledge of: HVAC, mechanical, electrical and plumbing systems
Ability to troubleshoot and repair mechanical systems
Proficiency using computerized BAS (Building Management Systems)
Good written and verbal communication skills
Ability to work independently and as part of a team
Must be eligible to join International Union of Operating Engineers Local 835.
Philadelphia Grade A Engineer License Required.

Responsibilities

Operating, monitoring, maintaining, and repairing HVAC systems (chillers, boilers, cooling towers, air handlers)
Operating, monitoring, maintaining, and repairing Electrical systems, generators, and lighting
Operating, monitoring, maintaining, and repairing Plumbing systems and pumps
Operating, monitoring, maintaining, and repairing Building automation systems (BAS/BMS)
Performing preventive maintenance and responding to emergency repairs.
Reading and interpreting blueprints, schematics, and technical manuals.
Inspecting building systems to identify issues and ensure optimal performance.
Monitoring energy usage and assisting with energy efficiency initiatives.
Maintaining accurate logs, work orders, and maintenance records.
Responding promptly to alarms, system failures, or occupant service requests.
Conducting routine safety inspections and testing of equipment.
Ensuring compliance with local, state, and federal codes (OSHA, EPA, building codes).
Coordinating with contractors, vendors, and inspectors as necessary.
Supporting building management during inspections and audits.
Maintaining a clean, safe, and organized mechanical space.
Responding to radio calls for assistance from museum staff
Attending mandatory staff meetings
Performing cleaning and maintenance duties when porters are not present
Assisting with exhibit installation and deinstallation when needed
Assisting with outdoor maintenance as required
Assisting event staff with event setup as needed
