About The Position

The Building Engineer is responsible for the day-to-day operations of the building's physical plant systems, performing routine maintenance and repairs on mechanical and electrical equipment, conducting daily inspections, utilizing direct digital controls for HVAC equipment, and coordinating with building administrators. This role involves performing preventative maintenance, responding to work orders, and ensuring the safe and efficient operation of all building systems. The Building Engineer will also be responsible for swimming pool maintenance, including daily chemical checks and logging, and will serve as the after-hours emergency responder.

Requirements

  • 3 years of work experience in a related field is required.
  • Must maintain a valid Kansas driver’s license at all times throughout employment.
  • Ability to perform all tasks and work the hours required.
  • Ability to work indoors in extreme heat and cold and outdoors in inclement weather conditions including heat, cold, rain, or snow.
  • Ability to drive in varying outdoor weather conditions.
  • Ability to wear proper safety equipment as required.
  • Ability to work overtime on short notice may be required.
  • Ability to work in confined or high spaces.
  • Ability to work productively in stressful situations.
  • Attendance at all required meetings and in-services.

Nice To Haves

  • A High School Diploma or GED is preferred.
  • Master or Journeyman mechanical, plumbing, or electrical license preferred.

Responsibilities

  • Possess superior knowledge of procedures, materials, and equipment utilized in the designated area.

  • Work directly or indirectly under the Building Engineer Supervisor and Principal.
  • Maintain adequate physical condition, strength, and flexibility to perform required tasks.
  • Understand operational requirements of all mechanical equipment and operate mechanical systems safely and efficiently.
  • Perform routine maintenance and repairs on mechanical equipment (e.g., changing air filters, fan belts, replacing bearings, washing chiller/air handler coils).
  • Perform routine maintenance and repairs on electrical equipment (e.g., light fixtures, switches, outlets, unit ventilator motors).
  • Perform routine electrical testing on circuits, fuses, relays, and controls.
  • Understand basic electrical diagrams.
  • Read Electrical, Mechanical, and Plumbing sections of blueprints.
  • Perform routine maintenance on boilers (test and blow down low water cut-off, prepare for summer maintenance).
  • Abide by Health Department guidelines by checking pool water chemical composition daily and maintaining a log.
  • Responsible for all aspects of swimming pool maintenance and associated equipment.
  • Perform a complete weekly walk-through of the building to check for leaks, bad belts, abnormal sounds, etc.
  • Document and submit work tasks for all issues found during building walk-throughs and make or coordinate necessary repairs.
  • Check HVAC equipment daily through controls to ensure correct operation, paying special attention to condensate pans and drains during cooling season.
  • Perform a weekly walk-through of tunnels to check for leaks, abnormal noises, smells, and other potential problems.
  • Check lighting daily and replace or repair components as needed.
  • Check restrooms and drinking fountains for clogged drains, leaking faucets, valves, supply and drainpipes.
  • Utilize augers for toilets, sinks, urinals, and other traps.
  • Maintain plumbing fixtures and repair leaking faucets, flush valves.
  • Utilize a daily checklist provided by Bldg. Engineer Supervisor to ensure critical building needs are met and work tasks are entered.
  • Work cooperatively with all personnel in the building and all SSC personnel.
  • Assist custodians, groundskeepers, and other staff as needed in special situations (e.g., snow removal, program preparation, flood/spill clean-up, storm damage).
  • Strive to continually improve job skills and efficiency.
  • Assist School Service Center crew people with building-related tasks as requested.
  • Serve as the after-hours emergency responder for all calls (boiler alarms, water leaks, etc.).
  • Assist with snow removal or storm damage clean up when called upon.
  • Assist with additional duties as assigned by Supervisor.
