The Building Engineer is responsible for performing or directing the performance of all service maintenance requests for a specific property or portfolio of properties. This role involves ensuring that work performed in client spaces is done with minimal disruption and includes adequate cleanup. The Building Engineer will oversee the accurate and timely completion of client maintenance service requests, review monthly summaries to identify and correct operational problems, and ensure an adequate inventory of tools and supplies. This includes developing sources for stock materials, evaluating vendors, and preparing purchase orders. The role also involves verifying deliveries, checking tool inventory, monitoring the quality and pricing of work done by outside contractors, and ensuring timely maintenance of various building systems such as elevators, fire alarms, and chillers. Additionally, the Building Engineer will track electrical/mechanical loads, oversee equipment warranty obligations, secure equipment manuals, lead event setup/teardown, and perform maintenance on HVAC systems to optimize performance. A deep understanding of building systems, the ability to identify shortcomings, and the capacity to experiment with systems for improved energy efficiency and comfort are crucial. The role also involves monitoring system capabilities, devising technical enhancements, identifying equipment for replacement, and performing off-hours emergency or preventative maintenance, including on-call support.
