About The Position

Assist in management of building systems in the Pacific Region’s 18+ million square foot portfolio of developed industrial and commercial land located on Oahu and owned by Select Income REIT, a publicly traded real estate investment trust. Work with property and engineering management to implement and maintain energy management, preventative maintenance, quality standards, operating objectives, and to maintain positive relationships with all tenants, co-workers, and vendors. This must be done in a manner that not only protects, but also maximizes the value of the property.

Requirements

  • High school diploma or GED equivalent required.
  • Minimum 3-5 years of building maintenance experience or commensurate experience in a trade (plumbing, electrical, HVAC).
  • HVAC or electrical technical school training preferred.
  • Applicable military experience or other related operations experience will be considered including power plants, multi-family, hotels, hospitals, facilities, etc.
  • Experience with automated building management systems
  • Ability to interpret mechanical, electrical blueprints and schematics
  • Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines.
  • Must be team oriented and a problem solver.
  • Strong verbal and written communication skills.
  • Manage own time on a daily basis with little supervision
  • Must be able to handle multiple projects, changing priorities, and continually heavy workloads
  • May be required to work extended periods of time without relief, when responding to priority/emergency situations (including overtime-type assignments)
  • Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device
  • Lift and carry objects of up to 50 lbs. for distances of up to 30 feet
  • Climb ladders and stairs.
  • Basic electrical, plumbing, building life safety system knowledge
  • Available for after-hours emergency calls
  • Able to work outdoors (most work assignments are outdoors)
  • Maintain professional appearance and manner at all times while in the complex.
  • Will be required to perform off site duties through the use of a personal vehicle.
  • Must have a valid driver’s license.
  • If, at any time, security clearance is required for your job (e.g. you are assigned to work at a property leased by the Federal government), being awarded such clearance will be a condition of your employment.

Responsibilities

  • Assist the Chief Engineer with daily projects including purchasing and picking up supplies and equipment and delivering them where directed
  • Provide preventive daily and monthly Maintenance Reports of all managed properties to Lead Engineer
  • Perform visual monthly inspections of property for cleaning and maintenance requirements
  • Perform minor plumbing repairs in restrooms, and manage properties where applicable
  • Provide minor repairs to interior and/or exterior lighting including changing ballasts, lamps and bulbs
  • Maintain cleanliness and orderliness of mechanical/electrical rooms, tools & tool rooms, RMR storage rooms and workshop/office areas & company vehicle
  • Keep a daily and weekly log of work performed
  • Filter changing for A/C system, if required
  • Assist the Chief Engineer with tenant requests and issues
  • Be aware of safety issues before working on projects, making sure that all contracted vendors comply with the OSHA and RMR safety code
  • Respond immediately to emergency situations and customer concerns and report all concerns to Lead Engineer
  • Perform minor plumbing, carpentry, masonry, painting, drywall repairs, painting, roofing repair duties, including installation or repairs of doorjambs, hinges, door closers, locks, etc.
  • Able to work from ladders/staging, move and lift heavy objects, and work with paint and cleaning materials
  • Take direction and/or work assignments from the Chief Engineer or Area Chief Engineer
  • Maintain daily communication with Chief Engineer, Area Chief Engineer and property management
  • Respond to tenant service calls and repair and/or report conditions for next steps to Chief Engineer or Area Chief Engineer
  • Be the eyes and ears in the field, observe correct and report conditions as applicable to Chief Engineer or Area Chief Engineer
  • Contribute ideas that can reduce expenses
  • Properly maintain company properties, company vehicle, tools etc.
  • Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance.
  • Comply with all applicable codes, regulations, governmental agency and company directives, as related to building operations, and practice safe work habits.
  • Understand OSHA guidelines and how to ensure that all equipment is maintained to guidelines/standards.
  • Read and follow written and verbal instructions.
  • Convey thoughts and recommendations verbally and/or in writing to supervisors, contractors and others in order to resolve building-related problems
  • Operate and use necessary manual and power-driven tools
  • Utilize Microsoft Word & Microsoft Outlook when applicable
  • Understand and work with the work order Prism System
  • Dress appropriately for all work assignments
