About The Position

The Building Engineer III is responsible for maintaining the operational integrity of building systems, including mechanical, electrical, plumbing, fire life safety, and automation systems. This role involves developing and implementing preventative maintenance programs, troubleshooting complex issues, managing vendors, overseeing repairs and upgrades, and ensuring compliance with codes and safety regulations. The position also plays a role in construction management, project planning, and team leadership.

Requirements

  • High School Diploma or GED
  • 7-10 years building engineering or closely related field with some project supervision experience.
  • Ability to lift 50 lbs.
  • Possess excellent motor skills to carry out their daily tasks (must be able to lift, bend, stoop, climb, crawl, walk, hang, push, pull, carry, kneel, drag, reach, and maintain compacted/extended body positions for brief periods of time).
  • Valid driver’s license.
  • CFC Universal License (or within 90 days of employment)
  • Be able to rapidly respond to emergency situations at the building during non-business hours.
  • Working knowledge of work order systems (Angus experience preferred), time and performance tracking system (Paycom).
  • Working knowledge of Microsoft Office including Word, Excel, and Outlook.
  • Work well within a team.

Responsibilities

  • Maintain current knowledge of HVAC systems and technologies.
  • Develop and perform preventative maintenance programs on HVAC equipment.
  • Oversee water treatment plans and vendor work.
  • Perform complex troubleshooting on HVAC equipment and identify upgrade/repair needs.
  • Develop and facilitate energy savings strategies.
  • Monitor building automation systems and make adjustments to optimize performance.
  • Manage energy consumption and meet energy saving goals for building certifications.
  • Develop and implement electrical system preventative maintenance programs.
  • Troubleshoot electrical circuitry and components, and manage repair processes.
  • Understand electrical equipment, distribution, and safety precautions.
  • Manage lighting control systems and maintain one-line drawings.
  • Troubleshoot plumbing and drainage systems.
  • Manage exterior drainage components.
  • Manage code compliant inspection process and repairs for fire life safety systems.
  • Manage fire panels, pump systems, and automatic sprinkler systems.
  • Monitor piping for leaks and proactively identify obsolete or non-code compliant components.
  • Keep abreast of changes to applicable fire codes.
  • Understand construction drawings and maintain as-built drawings.
  • Assist with plan review for new construction and capital projects.
  • Manage the buildings' plan library.
  • Assist in project oversight, including walking construction projects and attending meetings.
  • Perform regular interior and exterior building inspections.
  • Perform periodic painting, carpentry, and general maintenance repairs.
  • Manage the access control system.
  • Clean and maintain various on-site areas and equipment.
  • Aid property manager in project planning, bidding, budgeting, and management.
  • Assist in creating and implementing property emergency response protocols.
  • Enforce OSHA guidelines and promote safety awareness within the team.
  • Ensure compliance with applicable building codes, government agencies, and company directives.
