About The Position

The Building Engineer II is responsible for maintaining the operational integrity of building systems, including mechanical, automation, electrical, plumbing, and fire life safety systems. This role involves performing preventative maintenance, troubleshooting issues, managing vendors, and ensuring compliance with building codes and safety regulations. The position also includes aspects of construction management, general building upkeep, and responding to emergencies.

Requirements

  • High School Diploma or GED
  • 5-7 years building engineering or closely related field experience
  • Some project supervision experience
  • Ability to lift 50 lbs.
  • Excellent motor skills (lift, bend, stoop, climb, crawl, walk, hang, push, pull, carry, kneel, drag, reach, maintain compacted/extended body positions)
  • Valid driver’s license
  • CFC Universal License (or obtain within 90 days of employment)
  • Ability to rapidly respond to emergency situations during non-business hours
  • Working knowledge of work order systems (Angus experience preferred)
  • Working knowledge of time and performance tracking systems (Paycom)
  • Working knowledge of Microsoft Office (Word, Excel, Outlook)
  • Work well within a team
  • Good listening skills
  • Able to follow instructions
  • Proficient at organizing, prioritizing, and critical thinking
  • Excellent customer service skills

Responsibilities

  • Maintain familiarity with and perform preventative maintenance on HVAC systems (chillers, pumps, cooling towers, VFDs, terminal boxes, air handlers, rooftop units).
  • Perform basic troubleshooting on mechanical equipment, identify needed upgrades or major repairs.
  • Monitor and adjust building automation systems (BAS) for optimal performance, including temperature, scheduling, and building pressures.
  • Manage energy consumption and implement energy-saving strategies to meet certification goals (LEED, Energy Star).
  • Perform preventative maintenance on electrical systems (e.g., Infrared, transformer and switchgear maintenance).
  • Troubleshoot basic electrical circuitry, perform minor repairs (e.g., bulb and ballast replacements), and manage electrical vendors for major repairs.
  • Understand electrical basics, safety precautions (arc flash, lock out/tag out), distribution panels, lighting control systems, and read electrical diagrams.
  • Perform minor plumbing repairs and replacements (e.g., clearing drains, valve replacement, faucet repair).
  • Manage plumbing vendors for major repairs.
  • Monitor performance of exterior drainage components and inspect property for ponding.
  • Manage code-compliant inspection processes and repairs for fire life safety systems.
  • Manage fire panels, monitored points, pump systems, and automatic sprinkler systems.
  • Monitor piping for leaks and stay updated on fire code changes.
  • Maintain as-built drawings and assist with plan review for new construction and capital projects.
  • Manage the building's plan library.
  • Perform regular interior and exterior building inspections, opening work orders for deficiencies.
  • Perform periodic painting, carpentry, and general maintenance repairs.
  • Identify site utility shut-off locations.
  • Manage the access control system, including card programming and reporting.
  • Clean and maintain on-site areas, tools, and equipment.
  • Remove trash from grounds.
  • Understand and enforce OSHA guidelines and promote safety best practices.
  • Ensure compliance with building codes, government agencies, and company directives.
