About The Position

As the Building Assessor, you will provide specialist advice in relation to complex technical due diligence instructions and general building condition assessment assignments. You will give clients a fast and detailed understanding of value, risks, and responsibilities to help them make the right decisions. This job is part of the Technical Due Diligence and Building Consultancy function, which is responsible for specialist building services including surveying, inspections, reporting, and capital planning.

Requirements

  • Bachelor’s degree in engineering or architecture preferred with 3-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
  • Professional Engineer or License Architect designation is an asset.
  • Ability to exercise judgment based on the analysis of multiple sources of information.
  • Willingness to take a new perspective on existing solutions.
  • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
  • Organizational skills with an advanced inquisitive mindset.
  • Sophisticated math skills. Ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations.
  • Familiarity with Uniformat II codes established in ASTM E1557-09
  • Experience with Capital Planning Software such as VFA, Arcadis Asset Register, Asset Planner, or similar
  • Experience with Cost Estimating Software such as RSMeans or Marshall & Swift Valuation Service

Responsibilities

  • Conduct comprehensive building condition assessments to review all aspects of each building including structure, envelope, mechanical, electrical, and interiors in order to identify system conditions, remaining useful life, and planning-level cost estimates for repairs or replacements
  • Detailed inspections may include structural surveys, roofing inspections, HVAC evaluations, and accessibility assessments.
  • Manage and undertake technical due diligence commissions from origination to delivery, including desktop research, site visits, OpEx and CapEx review, and the preparation of detailed reports identifying risks, deficiencies, and recommended remedial actions.
  • Perform defect analysis and provide clear, commercially focused advice to clients to support informed decision-making.
  • Generate written reports to share findings from on-site assessments with clients, which capture the full system inventory and any resulting recommendations
  • Conduct interviews with property owners, tenants, service providers, and relevant government agencies to gather information critical to the accuracy and completeness of assessments.
  • Review available documentation to better understand the condition of each building including but not limited to construction drawings, previous building condition assessment reports, investigative reports, work orders, and historic images
  • Deliver professional building consultancy advice across a range of clients and commission types, ensuring assignments are thorough, accurate, and completed on schedule.
  • Work closely with colleagues and other departments to grow client relationships, identify new business opportunities, and contribute to the achievement of the department's business plan objectives.
  • Apply in-depth knowledge of standard principles, techniques, and procedures to accomplish complex assignments, provide innovative solutions, and share expertise across the broader team.
  • Communicate complex, technical, or sensitive findings clearly and in a straightforward manner to clients and stakeholders at all levels.
  • Comply with all Turner & Townsend company policies, management systems, and relevant legislative and regulatory requirements, while maintaining continuous learning about building codes and sustainability practices.
  • Explain difficult or sensitive information to others in straightforward situations.
