About The Position

We are currently looking for a Building Caretaker for a 7-floor residential building (66 units) located near Deep Cove, North Vancouver. The Building Caretaker is responsible for the daily operation, maintenance, cleanliness, safety, and overall upkeep of the building, amenities, and grounds, ensuring a safe, efficient, and welcoming environment for residents.

Requirements

  • Handyman experience is required.
  • Experience maintaining pools, hot tubs, saunas, and steam rooms.
  • Flexibility, reliability, and the ability to respond promptly to requests.
  • Previous experience as a Caretaker, Building Manager, Handyman or Janitor.
  • Ability to multitask and perform effectively in a fast-paced environment.
  • Experience operating pressure washing equipment.
  • Strong customer service skills and the ability to interact with residents in a professional, positive, and friendly manner.
  • Strong problem-solving and organizational skills.
  • Proficiency with basic computer applications, including Microsoft Office and scheduling software.
  • Ability to lift, carry, push, and pull up to 50 lbs

Responsibilities

  • Perform janitorial duties and maintain the cleanliness of the building exterior, common areas, elevators, and interior spaces.
  • Coordinate and maintain move-in/move-out bookings and collect damage deposits.
  • Monitor and maintain garbage and recycling rooms; move recycling bins on scheduled collection days.
  • Perform minor handyman duties, including basic repairs and painting.
  • Conduct exterior patrols of the building and surrounding perimeter.
  • Program and manage fobs and enterphone systems.
  • Review security camera footage when required.
  • Supervise trades and contractors as requested by the Property Manager, ensuring work is completed safely and on time.
  • Monitor and report parking violations.
  • Submit regular caretaker reports.
  • Perform pressure washing and building envelope washing.
  • Replace interior and exterior light fixtures and bulbs.
  • Clear rooftop drains as needed.
  • Remove weeds from paving stones and landscaped areas.
  • Perform light snow removal around entrances, exits, walkways, and stairwells; apply salt as required.
  • Conduct daily service room inspections and maintain documentation.
  • Assist with seasonal requests.
