About The Position

The Builder is responsible for maintaining Goodall Homes and Legacy Homes standards of performance related to timeliness, quality of construction, job site conditions/safety standards, customer satisfaction, and job cost variances. This role involves performing key phase quality control inspections, documenting defects, and managing construction schedules. The Builder also plays a crucial role in cost control, budgeting, purchasing, and ensuring efficient scheduling of trade contractors and material suppliers. Additionally, the position requires maintaining jobsite orderliness, ensuring safety compliance, managing customer and trade contractor relations, and participating in project reviews and training.

Responsibilities

  • Maintain Goodall Homes and Legacy Homes standards of performance related to timeliness, quality of construction, job site conditions/safety standards, customer satisfaction, and job cost variances.
  • Perform key phase quality control inspections and document defects and omissions on every jobsite under his/her control.
  • Transmit results to Company via phone or electronically and keep schedules up to date in KOVA. Transmit schedule changes via email/phone calls.
  • Process Purchase Order (PO) approvals upon successful completion of each front-end phase of construction.
  • Request and approve Variance POs to ensure that non-budgeted, but needed, items and labor are available to complete the house on time and with acceptable levels of customer satisfaction and product quality.
  • Inform Purchasing team of quantity inaccuracies.
  • Maintain construction schedule from start to drywall and exterior finishes.
  • Use the Company’s formal scheduling system and maintain all job schedules to their current status with proper activity sequencing.
  • Schedule trade contractors and materials suppliers to ensure no “dry runs,” just-in-time deliveries.
  • Maintain marketing and job number signs on each job during construction, as well as all applicable job specifications.
  • Secure homes under construction (closing windows/locking properties as required) and lock storage areas at the end of each workday.
  • Responsible for care and maintenance of any assigned company equipment (tools, iPads, computers) and/or maintaining personal vehicle and equipment to company standards if reimbursed for use of same.
  • Ensure safe work practices are evident on all jobs.
  • Insist upon compliance with Goodall Homes safety and health policies as stated in the Safety and Health Model Plan.
  • Understand and comply with all OSHA job site requirements.
  • Facilitate and negotiate company position with “hard to resolve” customer requests on an as-needed basis.
  • Where necessary, have the coordinated authority, with the Purchasing Manager and Production Manager, to take disciplinary action in reference to trade contractor’s failure to perform.
  • Enforce company cleaning, smoking, music, and general conduct policy on a daily basis.
  • Train and supervise the day-to-day construction labor on assigned job sites (labor is 100% done via subcontract).
  • Responsible for ongoing recruiting of new trade base.
  • Complete pre-construction review of CAD prints, estimate detail, and schedule for each assigned house.
  • Attend and participate in weekly production team meetings, focusing on resource scheduling/work backlog, field problem reporting, and completion times.
  • Conduct lot inspection and require filling out the lot analysis form and turning it in to estimating.
  • Maintain acceptable level of competence in all areas relating to this role, as well as general computer competency, and knowledge of company operations, mission, and core values.
