Requirements

  • 5 years’ experience in a high-volume residential production environment
  • Strong time management and organizational skills
  • Excellent written, verbal communication and customer service skills
  • Successful completion of a pre-employment drug and background screening

Nice To Haves

  • Bachelor’s degree in a related discipline is preferred
  • Up to date OSHA safety, First Aid and CPR board certified credentials

Responsibilities

  • Manages all aspects of the homebuilding process from housing start through the post-closing follow-up.
  • Responsible for building each house within company specified cost budgets, building time standards, quality expectations and superior customer relations.
  • Oversees certain company personnel, such as Builder Apprentices and Technicians, and manages suppliers and subcontractors.
  • Manages a high volume of homes under construction while performing at a level consistent with high company standards.
  • Maintains a clean, pristine community and individual homes, as well as provides a safe work environment.
  • Demonstrates a thorough understanding of the residential home-building process, state and local codes, and material and labor installation specifications and requirements.
  • Interacts professionally with subcontractors, suppliers, land developers, code enforcement officials, customers, and inner company personnel.
  • Demonstrates a thorough working knowledge of architectural and engineered plan reading.
  • Controls overhead costs within company guidelines.
  • Maintains inspection failure rate at levels that are within municipal and company guidelines.
  • Capable of training a new Apprentice to advance to the Builder level.
  • Demonstrates a complete knowledge of long, short, and weekly construction scheduling, as well as a proficiency in executing each of the aforementioned schedules in their appropriate sequence and stage of construction.
  • Demonstrates a working knowledge of as-built plans for subdivisions.
  • Demonstrates a general knowledge of mass grading and dirt balancing.
  • Demonstrates a working knowledge of current Erosion Control methods, and the ability to work from grading plan.
  • Walks every permitted house daily to inspect quality, monitor daily schedules, and provide subcontractors necessary guidance as required to assure they complete their trade properly.
  • Manages tight deadlines, promptly addresses changes without disrupting schedules, and manages high volumes of work with minimal direct supervision.
  • Demonstrates a working knowledge of Microsoft Windows operating system.
  • Demonstrates a working knowledge of residential construction safety guidelines.
  • Approves all material and labor releases for vendor payment.
  • Authorizes additional work and/or materials through proper use of company issued variance work order forms up to $500 without a manager’s prior approval.
  • Provides manager’s references for subcontractors and suppliers, each of which have been thoroughly prescreened.
  • Delegates a specified workload to company assigned personnel.
  • Works directly with purchasing and estimating to revise architectural plans and resolve any take-off/order discrepancies.
  • Pre-inspects start packages for accuracy and completeness prior to acceptance.
  • Walks each started home twice daily.
  • Completes schedules, status reports and inspection reports (foundation, frame, municipal) that conform to Company standards.
  • Constructs all homes within company specified building time.
  • Constructs all homes to conform to local, state, and federal building requirements.
  • Builds to exceed Company’s minimum quality standards while utilizing standard building materials and labor provided.
  • Maintains an organized, appropriately sequenced, clean and safe worksite holding all vendors accountable for execution of their respective scope of work while demonstrating respect for the work of others.
  • Holds all trades accountable for quality, completeness and cleanliness prior to releasing billings for payment.
  • Maintains a clean and safe work environment for all trades, customers, and company personnel on a daily basis.
  • Respects and properly maintains company equipment, office and storage facilities, and any other Company resource that may be used to perform a specific job function.
  • Facilitates weekly status meeting with community New Home Specialist and records meeting notes per Company standards.
  • Facilitates pre-construction, pre-drywall, pre-settlement, pre-closing and follow-up inspections for each home started, as outlined in the “Built with Care” program.
  • Remedies all “items for completion” within company prescribed time period.
  • Delivers above standard house and overhead cost control levels demonstrating new approaches to reduce operating cost while improving quality.
  • Releases vendor payment only after work has been completed to Company standards.
  • Delivers all homes within Company specified quality; build time; budgets; customer satisfaction levels and warranty parameters while complying with state and local building codes, erosion control and OSHA Safety standards.
  • Consistently demonstrates assigned community is well marketed to include but not limited to Model Home; empty lots; lots under construction; homebuilding compound; featured homes (complete and work in process) common open spaces.
  • Installs and maintains lot signage on each permitted lot; posting Company Policies, building permits, and marketing signs.
  • Maintains homebuilding compound and field office to company standards.
  • Consistently uses the building checklist throughout every phase of construction to ensure quality, accuracy, and compliance.
  • Represents Company, at all times, in a highly professional manner.
  • Facilitates Customer Service and Warranty requests.
