About The Position

The Broker and Property Manager is responsible for overseeing all brokerage operations, property management functions, client relations, leasing activities, regulatory compliance, and business development activities of the firm. This position serves in a dual capacity as a licensed real estate broker and property manager, ensuring the effective management, operation, and growth of residential, commercial, and investment properties while maintaining compliance with all applicable laws, regulations, and ethical standards.

Requirements

  • High school diploma required
  • Knowledge of real estate contracts, leasing, and landlord-tenant laws
  • Strong negotiation and client service skills
  • Excellent organizational and communication abilities
  • Proficiency in office systems, property management software, and standard business technology
  • Ability to manage multiple projects and deadlines efficiently
  • Strong problem-solving and decision-making skills
  • Active Real Estate Broker License (required)

Nice To Haves

  • Associate’s or Bachelor’s degree preferred
  • Property management experience preferred

Responsibilities

  • Represent buyers, sellers, landlords, and tenants in real estate transactions.
  • List, market, negotiate, and facilitate the sale, purchase, and lease of residential and commercial properties.
  • Provide professional guidance regarding pricing, market trends, contracts, disclosures, and negotiations.
  • Prepare, review, and execute purchase agreements, listing agreements, lease agreements, and related transaction documents.
  • Maintain compliance with all state licensing requirements, fair housing laws, and real estate regulations.
  • Develop and implement business strategies to increase brokerage growth and client acquisition.
  • Build and maintain strong relationships with clients, investors, lenders, contractors, and industry professionals.
  • Conduct property showings, market analyses, and contract negotiations.
  • Oversee daily management and operation of rental and investment properties.
  • Market vacancies, screen prospective tenants, and coordinate leasing activities.
  • Prepare and administer lease agreements, renewals, notices, and related documentation.
  • Coordinate rent collection, deposits, accounting records, and owner reporting.
  • Manage tenant relations, complaints, and conflict resolution.
  • Coordinate maintenance requests, repairs, inspections, and vendor services.
  • Conduct move-in/move-out inspections and monitor property conditions.
  • Enforce lease terms and ensure compliance with property policies.
  • Assist with budgeting, expense tracking, and maximizing property performance.
  • Coordinate evictions and legal notices when necessary in accordance with applicable law.
  • Maintain accurate records, files, and compliance documentation.
  • Supervise office operations related to brokerage and property management services.
  • Prepare reports, correspondence, contracts, and operational documentation.
  • Develop policies and procedures for efficient property and transaction management.
  • Support strategic planning, business development, and portfolio growth initiatives.
  • Ensure professional customer service standards are upheld at all times.
