Requirements

  • High school diploma with 6+ years of experience.
  • Three years BAS monitoring and DDC controls experience within the building controls industry.
  • Ability to read and interpret technical documentation including sequence of operations, technical product literature, programming manuals and specifications.
  • Ability to troubleshoot basic communications wiring, control logic wiring and end devices.
  • Knowledge of building mechanical and electrical equipment functions and use, HVAC systems controls applications, and relevant hardware and software products.
  • Knowledge of commonly used networks and network topologies.
  • Ability to work at a computer terminal with mouse and keyboard for extended periods.
  • Ability to work safely in close proximity to exposed line voltage and low voltage wiring and terminations.
  • Good customer communication skills.
  • Ability to lift, carry, and move objects weighing up to 50 pounds on a regular basis.
  • Candidates must demonstrate physical strength and stamina to perform various tasks, including but not limited to, loading, and unloading, operating equipment, and assisting in the transportation of various materials.
  • Relocates a 12 foot stepladder without assistance.
  • Works at various heights up to 60 feet and can climb and maintain balance on scaffolds, aerial lifts, catwalks and all types of ladders.
  • Walks, climbs, lifts, squats, crawls, kneels, pushes, pulls and reaches overhead on a routine and repetitive basis.
  • Possess good vision (may be corrected vision), the ability to see in color, and the ability to hear and communicate in English.
  • May use a standard ladder without exceeding the weight limit while carrying tools.
  • Ability to recognize when something is wrong or is likely to go wrong.
  • Ability to apply general rules to specific problems to produce answers that make sense.
  • Ability to combine pieces of information to form general rules or conclusions.
  • Ability to see details at close range.
  • Ability to listen to and understand information and ideas presented through spoken words and sentences.
  • U.S. Citizenship, for access to classified information; ability to obtain & maintain HSPD Clearance.

Nice To Haves

  • Vocational school or associate degree in a technical trade preferred.
  • Experience with Schneider Electric, SmartStruxure and EcoStruxure Controls Platforms and devices.
  • Experience with INET-7 Controls Platforms and devices.
  • Experience with Distech Controls Platforms and devices.
  • Experience with Niagara Controls Platforms and devices.
  • Factory training certifications on the above systems.

Responsibilities

  • Monitoring, operating, testing, and performing preventive and corrective maintenance on the Building Automation System and its varying components.
  • Applying adjustments in the Building Automation System in response to tenant calls, work orders, alarms, monitoring building status, and identifying fault conditions on the system(s).
  • Executing corrective actions, including troubleshooting, repair, replacement, calibration, and programming adjustments to ensure proper operation of BAS system and its components.
  • Reporting to the BAS Manager or Lead under the Service Manager.
  • Potential for back shift rotation or duty hours and on-call status.
  • Working with the Administrative team to log and identify problem areas in the building.
  • Assisting other trades in the field in the active troubleshooting of systems.
  • Monitoring system for alarms, providing reports, and performing triage on system reports and messages.
  • Monitoring controlled systems for performance and problems.
  • Backing up application software and checking network integrity of control devices.
  • Debugging and simulating programs, checking calibration of hardware/software devices, configuring parameters, and testing control components and software.
  • Performing function checks of all control systems and documenting results.
  • Setting up alarms for optimal efficiency and response.
  • Repairing malfunctioning system components and installing new programming and/or components.
  • Responding to service calls by determining the problem, identifying the cause, and implementing a solution.
  • Recommending and developing a maintenance program for their system.
  • Identifying and implementing long-term service strategies.
  • Performing all work in accordance with contract documents and applicable company standards.
  • Meeting required response times and facilitating others to meet response times.
  • Developing and maintaining procedures and checklists for service calls, routine maintenance, and commissioning tasks.
  • Keeping the Administrative team, leads, and management informed of questions, progress, information needs, and discrepancies.
  • Initiating follow-up action to secure needed responses in a timely manner.
  • Using real-time judgment to escalate building issues to the proper entities.
  • Recording and reporting all faults, deficiencies, and other unusual occurrences.
  • Responding to emergency situations and performing tasks necessary for the protection of occupants and property.
  • Performing Laboratory, Data Center, or mission-critical environment maintenance activities.
  • Operating and maintaining critical systems such as HVAC, CRAC units, life safety and building automated systems, and utility systems.
  • Utilizing BAS systems for equipment control, monitoring facility conditions, and capturing/trending data.
  • Applying knowledge of Electrical Safety Precautions and Arc Flash requirements.
  • Proper use of PPE.
