About The Position

The BIM Lead (BL) employee is responsible for creating and implementing the customer design and estimation process by providing drawings and takeoffs to facilitate the estimation process, pre & post timber contract, utilizing BIM and CAD/CAM tools. The BL team combines architects, structural engineers, specialist designers, and BIM technicians to develop coordinated designs. These designs are documented as Design Development Sets and shop drawings that can be rendered using visualization software.

Requirements

  • Proficient in AutoCAD, Revit, SketchUp, CadWork and others.
  • Basic knowledge of architectural principles.
  • Familiarity with building codes, regulations and standards.
  • Understand BIM, drafting, design techniques and/or other related knowledge of construction and manufacturing.
  • Understand the engineering process.
  • Familiar with construction principles and the permitting process.
  • Understand drawing standards, building components, and digital fabrication process.
  • Project management skills.
  • Creative ability to translate creative visions into accurate, constructible models.
  • Excellent communication skills, including the ability to have difficult and adaptive conversations.
  • Ability to be proactive in communication and influence others for win-win solutions.
  • Strong organizational skills including attention to detail.
  • Proficient in Microsoft Office 365 products.
  • Ability to provide effective presentations skills to employees and external stakeholders.

Nice To Haves

  • Knowledge of software such as Tekla, Hsbcad, Lumion, D5, Enscape, Dynamo, Rhino, Grasshopper is preferred and can increase value within the organization.

Responsibilities

  • Perform 3D modeling for customer approval using information provided by the customer and sales.
  • Produce acceptable drawings and coordinate with the estimation team, sales team, customer team, architects, general contractors, engineers, and other external stakeholders.
  • Facilitate operational activities of the project by providing cut lists, drawing sets, and other design and estimation functions.
  • Ensure drawing standards, naming conventions, file organization, and revision control are maintained.
  • Generate 3D models using Revit, AutoCAD, Cadwork, and other 3D modeling software.
  • Improve digital workflows and enhance the design-to-fabrication process.
  • Assist in communicating with potential and existing customers, focusing on their needs and clarifying construction standards and BIM practices.
  • Participate in internal design reviews and provide input on build efficiency, cost impacts, and material optimization.
  • Conduct design meetings to understand the customer's vision, project goals, budget, and timeline.
  • Provide architectural drawings that align with the customer's expectations.
  • Respond to project requirements, including square footage, room functions, site constraints, timber framing concepts and connections.
  • Collaborate with external professionals such as architects, permitting authorities, engineers, and general contractors.
  • Complete design revisions within the 2 rounds of revisions included in the contract.
  • Review and approve each phase of the design process according to the customer/company expectations.
  • Adhere to the company's/customer intellectual property and design process policies regarding the use of drawings and models.
  • Provide engineered cut lists, programming, simulations, shop drawings and details, and other Project Designer functions.
  • Create structural drawings for engineering approval (such as foundation and framing plans) as well as shop drawings (timber frame layouts and details).
  • Build Revit families, correlate attributes and parameters, import and export different file types, design and digitally fabricate the different connections of timber framing.
  • Coordinate multiple design projects simultaneously, production scheduling, coordination with various stakeholders including architects, engineers, contractors and customers, and understanding of budget and resource allocation.
  • Translate creative visions into accurate, constructible models for the customer.
  • Perform revisions in a timely manner and in accordance with the International Building Code and key performance indicators and the company expectations.
  • Have difficult and adaptive conversations with internal and external stakeholders.
  • Be proactive in communication and have the ability to influence others for win-win solutions.
  • Collaborate effectively across departments while recognizing the importance of valuing differences and communicating the Project Designer process.
  • Provide modeling for new customers and work collaboratively with sales and estimation to deliver drawings that meet company expectations.
