Under general supervision and wide latitude for independent decision-making, the ARBS will perform the following tasks and duties: - Work with vendors which would include onsite inspections of vendor work, field site inspections prior to performing requested work, meet with various stakeholders to assess site plans. - Work with a wide variety of skilled trades personnel which would include roofing, masonry, carpentry, electrical, grounds, fire safety systems (fire alarms, standpipes, underground systems, roof tanks, range hood suppression), building service and maintenance work, heating/hot water systems and plumbing. - Coordinate with multiple trades to accomplish both routine and emergency work related to roofing, masonry, carpentry, electrical, grounds, fire safety, building service and maintenance work, heating/hot water systems and plumbing. - Serve as liaison with Borough and Property Staff and other NYCHA Departments, i.e., (Elevator Services & Repair Department and Heating Management Services Department). - Monitor Work Order in Maximo and TRD portal and deploying staff to address issues/concerns. - Ordering of material and equipment for requested work and upkeeping inventory.
