About The Position

WelcomeLend is seeking an Associate Vice President (AVP), Capital Markets to join their Capital Advisory practice. This role will focus on debt origination and structured finance within commercial real estate. It is a full cycle production role with uncapped earning potential, where the individual will manage client relationships from initial contact through to the funded transaction. Responsibilities include advising on capital strategy, sourcing lenders or investors, and managing the entire execution process. The ideal candidate will possess the technical expertise to underwrite complex deals and the drive to build a substantial book of business.

Requirements

  • Bachelor's degree in Finance, Real Estate, Business, or a related field, or equivalent professional experience.
  • 2+ years in CRE capital markets with a focus on debt placement or structured finance.
  • Working fluency across the capital stack, including structuring, underwriting, lender sourcing, term sheet negotiation, and closing.
  • Comfort working independently across the full advisory cycle, from origination through funded close.

Nice To Haves

  • Experience establishing a capital markets practice or book of business without an inherited pipeline.
  • Deep fluency in complex structures such as mezzanine, preferred equity, and construction financing.
  • Familiarity with deal screening tools, CRM platforms, or automated workflow systems that support high deal volume.
  • Exposure to programmatic lending relationships or structured lender products beyond deal-by-deal execution.

Responsibilities

  • Identify and cultivate relationships with borrowers, sponsors, lenders, and intermediaries to drive consistent CRE deal flow and build a repeatable origination pipeline.
  • Lead the full placement process, including structuring capital stacks (senior debt, bridge, mezzanine, preferred equity), preparing offering materials, managing lender processes, negotiating term sheets, and overseeing all parties through closing for debt and equity mandates.
  • Act as a trusted advisor by interpreting current commercial real estate financing conditions and providing actionable guidance, demonstrating understanding of lender appetite, program criteria, and pricing across various sources (bank, agency, debt fund, CMBS, life company, bridge, construction).
  • Utilize proprietary technology, data tools, and workflow systems to manage a high-volume, organized deal process, maximizing throughput and commissions through scalable infrastructure.
