About The Position

BlackRock is a global asset management firm offering investment, risk management, and advisory services. The Enterprise Services team, specifically the Real Estate Portfolio Management team, manages BlackRock's global real estate portfolio, including offices, data centers, and business continuity sites across 31 countries. This role is crucial for managing the lease administration function, financial analysis, data analysis, reporting, and providing administrative support to the Real Estate team. The ideal candidate will thrive in a fast-paced financial services environment, demonstrating strong organizational skills, attention to detail, a proactive mindset, and the ability to manage multiple tasks efficiently.

Requirements

  • Knowledge of commercial real estate documents and the leasing process.
  • High customer service orientation with demonstrated ability to build and maintain strong working relationships.
  • High level of attention to detail for reliable accuracy.
  • Excellent communication (verbal and written), organizational, and analytical skills.
  • Knowledge and understanding of basic accounting and finance principles and their application to real estate analysis.
  • Proficiency in PC-based software, especially MS Excel, Word, and PowerPoint; ability to accurately develop various types of logical reports.
  • Exceptional interpersonal skills, positive attitude, friendly, helpful, and responsive.
  • Bachelor's degree in business or related field, or equivalent experience.
  • Strong financial/analytical background with proficiency in Microsoft office applications with emphasis on Excel and PowerPoint.
  • Ability to prepare high-level presentations and transaction summaries for senior executives.

  • Experience with lease database software is preferred.

Responsibilities

  • Manage the rent payment process, including tracking variance files, approvals, and payments to landlords.
  • Ensure all invoices and approvals are saved to appropriate databases.
  • Coordinate with finance and AP teams to reconcile payment issues and liaise with lease administration to resolve invoicing problems.
  • Act as the primary liaison with the finance team for payment queries.
  • Manage the outsourced lease administration team, including submitting lease documents, monitoring abstraction, verifying key lease points, and distributing information to stakeholders.
  • Prepare and assist with monthly, quarterly, annual, and ad hoc reports accurately and in a timely manner.
  • Track Tenant Improvement Allowances globally and assist the Design and Construction team with reimbursement.
  • Support the RE team on all transactional activities.
  • Conduct research for pending projects, including desktop studies and contacting local brokers.
  • Assist with or lead the preparation of financial analysis for lease acquisitions and dispositions.
  • Assist with the preparation of business cases/decks for approval.
  • Set up and close bank guarantees and/or security deposits for new and retired locations.
  • Provide ongoing assistance and administrative support to the RE Team, particularly with data operations.
