About The Position

As an Associate on the EllisDon Developments, Investments & Finance Team, you will build, maintain, and enhance financial models for real estate development opportunities across multiple asset classes, with a primary focus on residential (purpose-built rental and condominium) transactions across Canada and the United States. You will produce detailed underwriting analyses to support the structuring of land acquisitions, investments, and partnership opportunities. Conduct market research to develop investment thesis’ and identify prospective sites for future development opportunities. Support debt financing activities, including engaging with lenders and assisting in the structuring and execution of financing strategies. Support equity capital raising efforts by engaging with investors and assisting in the structuring of partnership opportunities. Assist in the negotiation of purchase and sale agreements, partnership agreements, and development management documentation. Liaise with internal EllisDon stakeholders (e.g., Planning & Developments, Marketing, Construction, Accounting, Legal, Executive Committees) and external stakeholders (e.g., partners, clients, brokers, consultants) to help drive successful project outcomes. Represent EllisDon Developments at industry events and contribute to broader team initiatives and ad hoc projects.

Requirements

2–4+ years of experience in real estate development, investment, or similarly complex financial modeling.
An undergraduate degree.
Demonstrated ability to collaborate effectively, build relationships, and operate in a fast-paced, dynamic, and entrepreneurial environment.
Strong technical (advanced Excel), analytical, and communication skills, with a high level of attention to detail.

Nice To Haves

Progress toward or completion of a CFA, CPA, or CBV designation is considered an asset.
