Requirements

  • Master’s degree and 7 years of capital projects experience OR Bachelor’s degree and 9 years of capital projects experience OR Associate’s degree and 12 years of capital projects experience OR High school diploma / GED and 14 years of capital projects experience
  • A minimum of 3 years experience directly managing people and/or leadership experience leading teams, projects, programs, or directing the allocation or resources.
  • Managerial experience may run concurrently with the required technical experience referenced above.

Nice To Haves

  • Bachelor’s degree in Construction, Engineering, Architecture, or related technical field preferred.
  • Minimum 4+ years of construction administration or owner’s representative experience.
  • PMP and/or LEED AP certification preferred.
  • Experience with entitlement and permitting processes, including securing jurisdictional approvals.
  • Strong knowledge of construction delivery methods, contracts, and building systems.
  • Ability to read and interpret architectural, MEP drawings, and P&IDs.
  • Proficiency in Microsoft Office (Excel, SharePoint); familiarity with Power BI and MS Project is a plus.
  • Strong financial acumen, including budgeting, forecasting, and cost-loaded scheduling.
  • Excellent analytical, organizational, communication, and leadership skills.
  • Ability to manage multiple projects in a fast-paced environment.

Responsibilities

  • Serve as the owner’s advocate, ensuring their best interests are represented across all phases of project delivery.
  • Oversee a portfolio of highly regulated capital projects, ranging from small to large-scale CapEx initiatives.
  • Act as the primary liaison between architects, engineers, contractors, testing agencies, utility providers, municipal authorities, financial teams, FF&E vendors, and other consultants.
  • Manage all aspects of project delivery, including budget, schedule, procurement, quality, and risk from planning through closeout.
  • Lead project execution across all phases: planning, design, entitlement, permitting, construction, occupancy, and turnover.
  • Interface directly with clients to define scope, resources, budgets, schedules, and risk management strategies.
  • Develop and manage time-phased project budgets, including forecasting, cost tracking, and variance analysis.
  • Conduct regular budget reviews and update financials in real time to ensure alignment with project goals.
  • Lead procurement efforts, including RFP development, bid leveling, contractor/vendor negotiations, and selection recommendations.
  • Administer contracts between the owner and project stakeholders, ensuring compliance and performance.
  • Establish and execute communication plans, including meetings, reporting, and documentation.
  • Maintain project documentation governance, ensuring accuracy, timeliness, and compliance with company and client standards.
  • Monitor project performance against approved schedules and budgets; identify variances and implement corrective actions.
  • Manage change control processes, including evaluation, approval, and implementation of change orders.
  • Identify project risks and develop mitigation and contingency plans.
  • Lead project closeout activities, including reporting, accounting, and turnover documentation.
  • Capture and communicate lessons learned for continuous improvement.
