About The Position

The Associate Community Manager is responsible for effectively marketing the community and ensuring the leasing targets are achieved. This role places a high priority on the needs, requests, and follow-up for prospects and residents, always maintaining professionalism and courtesy.

Ensure confidentiality of client, resident, and company information.
Attend and contribute to all staff meetings.
Understand and adhere to Landmark Properties policies and procedures.
Maintain a clean and professional work environment.
Report time and attendance.
Understand the lease document and all related addendums.
Communicate lease information clearly to residents, prospective residents, and parents.
Participate in all move-in and move-out related activities.
Manage time efficiently and effectively.
Assist in corporate projects as requested.
Maximize revenue and occupancy.
Operate marketing activities within the marketing budget.
Ensure Landmark LEASE protocols are practiced.
Train leasing staff on marketing strategies.
Train leasing staff on lease document review and explanation.
Understand the needs and expectations of residents, prospective residents, clients, and vendors.
Exceed resident, prospective resident, client, and vendor expectations.
Maintain active and effective communication with residents, parents, and university personnel.
Create and distribute monthly newsletter and resident communications.
Direct roommate mediation and resolution of resident conflicts.
Participate in resident retention programs.
Assist the Community Manager in creating and implementing a successful turn plan.
Regularly walk the property to identify and address maintenance issues.
Assist the Community Manager and maintenance team in quarterly unit inspections.
Understand, communicate, and enforce community safety, emergency, and fire evacuation policies and procedures.
Provide emergency response and referral services and resources.
Document and address behaviors of residents that violate the law or the community lease agreement.
Identify and report safety and security risks.
Prepare and submit incident reports in the absence of the Community Manager.
Assist the Community Manager in handling emergency situations.

Responsibilities

Prepare marketing plans and develop new strategies and programs designed to meet occupancy goals.
Prepare/monitor daily and weekly leasing reports to make pricing recommendations for optimal rent growth.
Ensure leasing staff complies with corporate procedures and government laws on Fair Housing.
Ensure all data is accurately entered in Entrata for quality follow-up.
Project a favorable image of the community to achieve property objectives and public recognition.
Generate and track traffic of prospective residents using effective marketing techniques.
Conduct/oversee all tasks necessary to close the sale, including appointments, lead generation, tours, model maintenance, and traffic follow-up.
Complete and submit required materials in a timely manner, such as market surveys, marketing calendars, guest cards, and service requests.
Ensure all social media channels are updated regularly to promote the property.
Oversee renewal kick-off, including planning and executing events and implementing Community Ambassador zone walks.
Ensure confidentiality of client, resident, and company information.
Attend and contribute to all staff meetings and any special or emergency meetings.
Understand and adhere to Landmark Properties policies and procedures.
Maintain a clean and professional work environment.
Report time and attendance.
Understand the lease document and all related addendums and communicate relevant information clearly to residents, prospective residents, and parents.
Participate in all move-in and move-out related activities.

Understand the needs and expectations of residents, prospective residents, clients, and vendors and exceed them.
Maintain active and effective communication with residents, parents, and university personnel.
Create and distribute the monthly newsletter and resident communications.
Direct roommate mediation and resolution of resident conflicts by encouraging respect for individual differences.
Participate in resident retention programs.
Assist the Community Manager in creating and implementing a successful turn plan.
Regularly walk the property to identify and address maintenance issues.
Assist the Community Manager and maintenance team in quarterly unit inspections to identify and address maintenance issues.
Understand, communicate, and enforce community safety, emergency, and fire evacuation policies and procedures, providing emergency response and referral services and resources.
Document and address resident behaviors that violate the law or the community lease agreement.
Identify and report safety and security risks to the Community Manager.
In the absence of the Community Manager, prepare and submit incident reports.
Assist the Community Manager in handling emergency situations in conjunction with the corporate team.
