About The Position

Provide coverage for Asset Managers when needed due to vacation, sick or other outages. Manage the disposition of a portfolio of 25-75 real estate owned assets, when inventory levels allow. Assist with the disposition of a portfolio of real estate owned assets.

Requirements

  • 2-4 years of multi-state residential and/or commercial real estate sales, loan, default, or REO servicing experience required
  • Support multiple team members in a fast-paced, highly driven environment.
  • Real Estate sales marketing and negotiations.
  • Ability to review and evaluate appraisals, BPO’s and repair bids.
  • Real Estate bid negotiations.
  • Proven customer service and customer relations skills.

Responsibilities

  • Review all forms of valuation (BPO, Appraisal, etc.) and determine recommended market value.
  • Prepare REO marketing plans and recommend pricing for approval.
  • Develop marketing strategies to meet departmental, team and individual goals.
  • Negotiate sales contract terms with broker network, to meet recovery targets and performance goals using a consistent, positive and respectful approach.
  • Manage a diverse and highly performing vendor network to ensure effective communication, policy compliance and performance accountability using a consistent, positive and respectful approach.
  • Approve repair bids, monitor repair costs, monitor repair completion to achieve expected timelines by the client, anticipate market changes, determine cost effective approach on cosmetic and capital repairs for foreclosed properties in various condition.
  • Clarify, recommend, and resolve complicated environmental issues, lead paint issues, asbestos and noxious mold abatement issues.
  • Support and assist in the implementation of department, corporate and team initiatives targeting improvements in processes, operational effectiveness, cost reduction and team problem solving using a consistent, positive and respectful approach.
  • Manage daily task report to ensure timely completion and follow-up on tasks.
  • Manage weekly oversight reporting to ensure adherence to company and client procedure.
  • Ensure assets are moving between phases timely and that appropriate action is occurring in all phases in the Asset Manager’s portfolio including Other, Redemption, Eviction, Listed and Closing.
  • Provide desk coverage for Asset Managers on vacation, sick leave, bereavement, etc.
  • Complete tasking and responding to emails in system of record.
  • Manage a portfolio of 25-75 REO disposition assets with the goal of maximizing recovery and providing exceptional service to the client.
  • Coordinate with property preservation companies to ensure property is protected as this relates to client guidelines. (Includes securing, emergency repair approvals, etc.)
  • Manage assigned duties to meet job performance expectations through available reporting
  • Ensure system of record is updated timely and documented as required
  • Escalate asset level, as well as regional issues, to the Sr. Operations Manager to ensure proper handling and resolution.
  • Ensure a high level of internal and external customer service focus by responding to emails, phone calls and resolving issues in a timely manner.
  • Work closely with Eviction team to properly follow state statutes pertaining to occupied properties and those assets containing personal property. Identifies and resolves those assets with Environmental issues.
  • Approving preservation and maintenance expenses and emergency repairs within established guidelines. Ensuring the proper documentation and photos are received and documented.
  • Management retains the discretion to add to or change the duties of the position at any time.
