About The Position

Bonaventure is looking for an Associate to join Bonaventure Investment Management's ("BIM") Acquisitions Team and assist with all facets of property acquisitions and strategic investments. This position will be multi-disciplinary and support a variety of Bonaventure's leaders and business units. In this position, you will report to BIM's Director of Acquisitions and have a vital role in identifying and executing various investment strategies that drive alpha for the portfolio. This role works in close collaboration with the Capital Markets, Asset Management, and Debt & Dispositions departments to execute investment strategies and decisions.

Requirements

  • Bachelor's degree in Business, Finance, Real Estate, or a related field required
  • 3–5 years of experience in multifamily investment management, acquisitions, or a related real estate private equity or advisory role
  • Familiarity with 1031 exchange and 721 exchange structures required
  • Advanced in Microsoft Excel

Nice To Haves

  • Advanced degree or relevant certifications (CFA, CCIM) is a plus
  • Experience with senior housing acquisitions (independent living, assisted living, or memory care) is a strongly preferred plus
  • Familiarity with Delaware Statutory Trust (DST) structures, DST offering documentation, and the role of DSTs within a broader portfolio acquisition strategy is a strongly preferred plus

Responsibilities

  • Assist in sourcing efforts and evaluate acquisition opportunities that achieve the company's risk/reward profile, including direct outreach to property owners, brokers, and market participants to generate and maintain an active deal pipeline.
  • Own the acquisition deal pipeline and manage adherence to project milestones from initial offer through closing.
  • Build, maintain, and stress-test complex financial models, including cash flow projections, return analyses and sensitivity analyses.
  • Analyze large quantities of market, operational, and financial data and distill relevant findings into clear, actionable investment recommendations.
  • Conduct market research and prepare investment memos for initial screening and Investment Committee presentation.
  • Prepare letters of intent (LOIs) and term sheets, coordinating with internal leadership on pricing, structure, and key deal terms.
  • Support the structuring and execution of Delaware Statutory Trust (DST) investments, including familiarity with 1031 exchange mechanics, DST offering documentation, and the role of DSTs within a broader portfolio acquisition strategy.
  • Coordinate with the Capital Markets and Debt & Dispositions teams to model and evaluate financing structures and their impact on investment returns and business plans.
  • Own the financial due diligence process, including collection and analysis of rent rolls, trailing income and expense statements, tax returns, utility records, and service contracts; reconcile seller financials against market data and internal underwriting assumptions.
  • Scope, engage, and manage third-party vendors for physical due diligence, including property condition assessments, Phase I/II environmental reports, and other technical inspections; critically evaluate findings and quantify their impact on business plan assumptions and capital expenditure budgets.
  • Own the legal due diligence process, including but not limited to management of outside counsel review of purchase and sale agreements, title commitments, and surveys; track all contingency periods, and resolve open title and survey matters.
