Requirements

  • Bachelor’s degree and related experience considered in lieu of post undergraduate studies; MBA preferred.
  • Three or more years of commercial real estate investment or acquisitions experience.
  • Institutional office acquisitions experience with a leading brokerage, private equity real estate firm, REIT, investment manager, or developer with an active acquisitions platform preferred.
  • Demonstrated experience underwriting and executing commercial real estate acquisition transactions.
  • Strong financial modeling experience utilizing Excel and ARGUS.
  • Work experience or educational background in finance, real estate, economics, math, engineering, or a related discipline preferred.
  • Advanced proficiency in Excel and ARGUS Enterprise.
  • Strong financial modeling, valuation, and investment analysis skills.
  • Analyze real estate and industry trends from a strategic point of view.
  • Analyze and interpret various types of data to draw conclusions and solve problems.
  • Perform numerical and financial calculations and analysis.
  • Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions.
  • Possess excellent interpersonal skills.
  • Think creatively and contribute to project success.

Responsibilities

  • Support the sourcing, underwriting, due diligence, execution, and asset transition of office acquisition opportunities throughout Northern California.
  • Evaluate new investment opportunities, prepare investment committee materials, coordinate due diligence, and assist with transaction execution from initial screening through closing.
  • Source, evaluate, and underwrite office acquisition opportunities.
  • Build and maintain detailed financial models in Excel and ARGUS.
  • Perform market research, leasing and sales comparable analysis, investment valuations, and financial due diligence.
  • Coordinate due diligence with legal counsel, consultants, brokers, lenders, and third-party advisors.
  • Prepare investment committee memoranda and presentation materials.
  • Assist in negotiating purchase agreements, LOIs, and transaction documentation.
  • Support transaction execution through closing and transition to asset management.
  • Develop and maintain relationships with brokers, owners, lenders, and market participants to identify new acquisition opportunities.
  • Monitor office market fundamentals, capital markets activity, and competitive investment opportunities.
  • Provide analytical and transaction support throughout the acquisition process, from initial opportunity evaluation through closing.
  • Serves as a member of various project teams as required to facilitate company needs.
  • Acts as a team member with all Hines employees.
  • Complies with all Hines policies and procedures.
