  • Working experience in construction management preferred.
  • Basic knowledge of construction management processes, means and methods.
  • Basic knowledge of building products, construction details and relevant rules, regulations and quality standards.
  • Basic understanding of facets of the construction process.
  • Familiarity with MS Word and Construction Management applications (ex: Word, Excel, Outlook, Procore, Textura, Primavera).
  • Ability to plan and see the “big picture”.
  • Competent in conflict and crisis management.
  • Excellent time and project management skills.
  • BS degree in construction management, architecture, engineering or related field or equivalent experience in construction management.
  • Has completed or will complete an OSHA 30HR safety certification.

Responsibilities

  • Prepare, review, track, and distribute Request for Information (RFIs).
  • Communicate questions effectively using plans, sketches, and photographs.
  • Assist in creating a 4-Week look ahead schedule.
  • Assist in the preparation of the weekly subcontractor meeting, including agenda, and distribute meeting minutes.
  • Review and discuss new Plan Changes and RFI responses.
  • Assist in discussions of weekly safety topics.
  • Maintain a current and permitted set of plans in the jobsite office.
  • Check plans and submit RFIs as needed to ensure productivity.
  • Ensure RFIs are marked and clouded on drawing sets in Procore and field sets.
  • Communicate changes to subcontractors in the field and ensure latest plans are used.
  • Conduct daily safety walks and correct issues immediately, reporting to foreman and superintendent.
  • Document repeated safety offenses and email the subcontractor's main office if an issue continues.
  • Assist Superintendent with updates to the projected and actual schedule.
  • Create and distribute detailed completion lists and punch lists, and manage their completion.
  • Track and review open items created on inspections.
  • Work with city inspectors to pass inspections.
  • Inspect and verify subcontractor layouts (e.g., plumbing/electrical in slab rough, drywall layout, cabinet and appliance layout, rough-in locations, tile layout).
  • Follow up on all Third-Party Inspections to ensure deficiencies are cleared.
  • Carefully control labor hours and invoiced expenses.
  • Review draws and invoices for accuracy and report issues to the Project Manager and Superintendent.
  • Participate in team and project meetings and prepare meeting minutes.
