The Stellar Family of Companies is seeking a multifamily Assistant Superintendent to assist with construction oversight in Kilgore, TX. This project involves a 3-story wood frame building with an elevator. Requirements

High school diploma or equivalent.
Five years minimum experience in a construction supervisory position with general knowledge of all aspects of high-end construction.
Good written and verbal communication skills.
Multifamily construction: 1 year (Required)

Nice To Haves

Some college, with an emphasis in Construction Technology.
Computer skills are preferred.
Procore experience is a plus.
Able to communicate effectively in all situations (verbal and written), positive attitude, able to work in a stressful, fast paced environment.
Able to juggle multiple tasks.
Able to evaluate situations, solve problems, and be forceful when necessary to accomplish goals without being abrasive or overbearing.
Basic computer skills, including Microsoft Office required.

Responsibilities

Supervise all job site related activities under the direction of the Director of Construction and Lead Superintendent.
Ensure the project is constructed in strict adherence to construction documents and company quality standards.
Coordinate subcontractors and material suppliers to ensure projects are completed on time and within budget.
Coordinate directly with the Project Manager to maintain on-time and in-budget project delivery.
Minimum 40 hours per week required; working on weekends and holidays may be required during peak times.
Coordinate and direct all on-site activities.
Stay abreast of changes that could impact cost and/or schedule; do not allow additional work to proceed without Project Manager approval.
Review plans, details, and specifications daily for potential problems, 'gray' areas, and areas needing additional information.
Review all shop drawings for 'constructability' issues and compliance with job conditions and contract documents.
Handle on-site 'constructability' issues and deal directly with architects and engineers on problem areas when necessary.
Write RFIs and coordinate with the Property Manager.
Verify all control measures, elevations, etc.
Assure the expected level of quality is maintained through all project phases.
Develop, follow up on, and complete punch lists during construction to minimize the final list.
Resolve quality problems or mistakes in work implementation in a cost-effective way, consulting with the Project Manager as needed.
Maintain job site safety, conduct meetings, file reports, and coordinate efforts to institute safety measures.
Manage tool box meetings.
Maintain EPA log and erosion prevention measures (bi-weekly).
Respond to concerns and needs of surrounding neighbors.
Restrict subcontractors' interface with clients or owners to the extent possible.
Coordinate subcontractor interface with the architect as required.
Address all owner and architect's concerns in a timely fashion.
Maintain weekly time sheets for Stellar employees, noting their function.
Order material delivery as needed; monitor its use and minimize waste.
Negotiate additional work hours with subcontractors and expedite material deliveries from vendors to maintain schedule.
Establish working hours on-site; encourage subcontractors to work overtime and Saturdays to make up for bad weather days or to maintain schedule.
Coordinate subcontractors' efforts including scheduling work, meetings, problem resolution, and changes to scope of work, project delays, answering questions, etc.
Coordinate with other project superintendents to minimize conflict over subcontractors, equipment, personnel, etc.
Sequence short-term schedules for trades, material deliveries, and owner-furnished items in the most time-efficient manner.
Coordinate inspections or on-site meetings by city officials, engineers, architects, designers, owners, and Project Manager/President.
Conduct subcontractor meetings on a weekly basis to present three-week look-ahead schedules and review schedule, safety, site logistics, and other 'big picture' issues.
Maintain a three-week schedule of activities at the job site; forecast long lead items two or three months in advance.
Coordinate the overall project schedule with the Project Manager.
Organize all project records on-site in accordance with the field superintendents' manual.
Perform miscellaneous tasks as required to keep the job moving (e.g., forklift operation, punch lists).
Ensure proper placement of all materials and strict adherence to construction document dimensions and controls.
Take notes at all informal meetings with owner, architect, etc. where the project manager is not present.
Manage Preconstruction Meetings for Slab/Site and above grade Sub-Contractors.
Ensure materials are secured and site gates are locked after working hours daily.
Ensure the building and site are kept clean to make a safe environment for workers at all times.
