About The Position

The Assistant Superintendent will assist in planning, directing, and coordinating activities pertaining to the construction, renovation, and maintenance of an assigned multi-family property in accordance with company policies, property documents, and governmental regulations. The ultimate goal is to assist in ensuring that all projects are completed on time, within budget, and meet the highest standard. Requirements

  • Minimum of 2 years’ experience in construction management or a related field, with a focus on site management of New Construction.
  • Experience working on New Construction Projects.
  • Working knowledge of safety regulations and compliance.
  • Strong communication skills; thorough and attentive to details; able to prioritize and multitask; proactive and deadline-oriented.
  • Excellent Time Management.
  • Ability to read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals.
  • Must read, write, and speak English fluently.
  • Ability to interact effectively with customers, vendors, and employees at all levels of the organization.
  • Ability to keep an even temper and stay cool under pressure.
  • A Clean driving record.

Responsibilities

  • Assists the Superintendents with their daily duties involving overseeing the sub vendors, and materials.
  • Meets with existing building maintenance staff upon closing to ensure necessary punch items and scope has been met.
  • Evaluates specifications for plan procedures, start and completion dates are met and proper trade partners are secured and notified.
  • Ensures all safety policies are followed by THS employees and trade partners.
  • Inspects property and units under construction regularly to ensure the work conforms to specifications, budget and schedule and initiates any repair or replacement needs and/or adjustment of working procedures.
  • Regularly communicates with the project team regarding unit and property improvement status.
  • Ensures work done per schedule per contract on time on budget with proper scope of work.
  • Documents all daily/weekly reports in Procore for PM and customers.
  • Assists in procuring materials, trade partners, and vendors for projects.
