About The Position

The Assistant Resident Manager is a hybrid building operations role responsible for supporting the upkeep, safety, compliance, and overall maintenance of two residential properties. This position works closely with the Property Manager, Resident Manager, Maintenance Staff, and Vendors to ensure daily operations are completed efficiently, resident concerns are addressed promptly, and all building standards are maintained. The Assistant Resident Manager will oversee day-to-day maintenance operations at “Grand Concourse” two days per week, including leading the on-site maintenance team and supporting the needs of a 94-unit property. The remaining three days per week will be spent at “Cross-Roads” 425 unit property, assisting the Resident Manager with work order management, inspections, repairs, staff coordination, reporting, and compliance-related tasks.

Requirements

  • 3-5 years’ experience in Handyman or Resident Manager Assistant role in a rental Building
  • Working knowledge of city, state and federal programs and regulations.
  • Experience with repairs, maintenance, mechanical functions.
  • Must be able to effectively communicate and interface with all levels of management, residents and vendors.
  • Able to effectively communicate thru emails Word, Excel, Microsoft and Teams programs.
  • Must have excellent organizational skills.
  • Strong team player and work independently at times. Proactive approach to problem solving, takes initiative.
  • Customer Service oriented with the ability to keep calm in stressful situations.
  • Must be able to respond quickly to Emergencies such as Gas, Fire and Flood.
  • Position requires hands on ability to maintain property.
  • Experience with Yardi Maintenance IQ
  • Work Closely with the RM and Facilities team
  • Submit Daily Recaps to Supervisor RM
  • Valid driver's license required.
  • Reliable means of transportation required to fulfill the travel requirements of the ARM position.

Responsibilities

  • Diagnose and complete general maintenance repairs related to HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, and waste management systems.
  • Collaborate with the Resident Manager, Property Manager, Facilities team, and maintenance staff to coordinate repairs, preventative maintenance schedules, work orders, and unit turnovers.
  • Provide professional and responsive customer service to residents by addressing maintenance requests, inquiries, and concerns in a timely and courteous manner.
  • Conduct routine facility inspections and preventative maintenance reviews in partnership with the supervising Resident Manager; create work orders based on findings and ensure completion within required compliance timelines.
  • Maintain workplace safety standards and follow all company policies, procedures, and applicable compliance requirements.
  • Assist with scheduled move-in and move-out inspections, including documenting unit conditions and coordinating required follow-up repairs.
  • Support vacant unit turnovers by creating punch lists, delegating tasks, scheduling repairs, and monitoring timely completion.
  • Assist with scheduled evictions in accordance with established standard operating procedures.
  • Prepare and submit weekly inventory updates to the Resident Manager and/or Property Manager.
  • Assist the Resident Manager and Property Manager with required reports, including incident reports, management reports, daily recaps, and other operational documentation.
  • Review pending work orders and maintenance needs to determine whether work can be completed in-house or should be recommended for vendor outsourcing.
  • Coordinate with approved vendors as needed to support scheduled repairs, inspections, and building maintenance work.
  • Respond promptly to emergency calls, including building and resident-related emergencies.
  • Perform other duties as assigned by the supervising Resident Manager and Property Manager.
